"Nancy is a gem! She is savvy, practical, and fun to work with. Nancy helped me make selections that I like, that also will enhance resale appeal and value. She also knows good tradespeople and sources, so I didn't have to hunt all over to get things purchased and installed. She also had some great staging ideas for when the time comes to list. I recommend her highly!"

"My husband and I saw Mary Inden (owner of Home Staging Consultants) at the Home Remodeler's Show when she gave a presentation at State Fair Park.  We were very impressed with her "before and after" photos and picked up her business card.  Late last winter, my husband and I decided that we wanted to sell our home in the next year or two and gave her a call.   <br>Mary was so easy to work with.  She told us right away that she wasn't an interior decorator but would tell us what needed to be done to sell the home quickly.  Our home had been well maintained but needed some updating as we had lived there 23 years.  Mary explained that most people want to move into a house that has already been updated.  They over-estimate how much something costs and automatically deduct that from the price of the house.  Buyers might  think that replacing the carpet will cost $3000 but if you do it for only $1000 you've made the negotiating of the sale price simpler and cleaner. <br>Mary came to our home and walked from room to room.  I took notes of her suggestions.  She stopped at the jewelry box on my dresser and turned it 45 degrees.  Wow, it looked so much better - why hadn't I seen that before?  Many of her suggestions were simple like that.  Others involved more work..... Such as updating light fixtures and hardware, removing window treatments and painting walls etc.   Most of the work my husband and I were able to do ourselves and it was comforting to work off Mary's list.  Mary even met me at a local lighting store for an hour to help me pick out new light fixtures.  With her measuring tape she knew what the perfect size and style was for each spot.   <br>Fortunately, we had updated our kitchen two years earlier so that looked great.  But, we knew that we needed to update our master bathroom.  I had had two bathroom specialists come and give us ideas and bids.  Wow, very expensive.  Mary said that we didn't need to do most of the things they had suggested.  We updated the counter, sink and toilet for a fraction of the cost of what the renovation could have cost.  Mary encouraged us to switch the furniture in the master bedroom with the guest bedroom.  I didn't want to but my husband said "let's try, it won't cost anything, and if we don't like it we can always move it back."  Well, it looked so much better!  Why didn't I think of that myself.  Mary had a great eye for things like like that.   <br>As my husband and I checked off things on her "to do list", we realized that if we worked hard, we could even get the house on the market by late spring. Which we did. <br>Some of our furniture was very dated and Mary encouraged us to rent some furniture and artwork just before we listed the house. She explained that  people look at photos on-line and if photos looked dated, buyers assume the rest of the house is not up to date and might not bother to visit.   <br>The last thing Mary did was to "go shopping in my cupboards". She pulled out books, bowls and other things that I already had, and tastefully decorated with them. Three months after Mary first came to our home we put it up for sale.  Six weeks later we had an accepted offer.   <br>We are so grateful for Mary's practical suggestions and thoughtful ideas.  She was fun to work with, never pushy.  She saved us from a lot of mistakes, kept us on track and kept me from second guessing my decisions.  I am convinced that if it weren't for Mary's help, our house wouldn't have sold so quickly for that price.  <br>"

"After a string of bad realtors (late to appointments with no courtesy call, unresponsiveness to questions) I broke a contract to take a chance on the Jay Schmidt group I heard about through someone's recommendation. Best decision I could have made. Janine and her team made time right away to examine my property, inform me what they would do better based upon my previous listing and set out right away to improve on every facet of my listing from photos, to home improvements, to returning calls and texts in a prompt fashion. The Jay Schmidt group never wavered in their intensity to stay on top of the market and aggressively pursue getting my house sold in one month during what I'm told is a typically slow winter season. Every point of the transaction I knew who to call and what to take care of from that call from listing to final closing, and their guidance will prove invaluable to anyone motivated to sell quickly and efficiently. Trust their advice when preparing your home for sale. The contrast between the honest work they did and the two realtors that came before them is staggering."

"Great! Carrie was fantastic. She came over to look at the project and gave me an idea of what it would cost. She scheduled a day, the following week, to complete the project and arrived right on time and began working immediately. She did a fantastic job....something I never could have done by myself. <br /> Not only was Carrie pleasant, and nice to work with, the outcome of the project was beyond my expectations. I would definately hire her again and highly recommend her. Her work is impeccable!"

"It went very well. I contacted this artist to create a stunning and lifelike self portrait. I then sent photos and payment. In less than a week I had a stunning rendition of myself in both pencil and watercolor. Lance is always courteous and professional. I highly recommend his services to everyone and will do business with him again soon!"

"Simply fantastic, from start to finish! Mary provided amazing suggestions that allowed us to showcase our home in a beautiful way that we had never envisioned. She was very detailed and extremely knowledgeable about the industry, and about what buyers are looking for. She excels at using the visual form - through furniture placement, color schemes, and lighting - to create a mood of elegance and charm for potential buyers (and current owners ;). In fact, our staged home looked so great that we had to really consider whether we actually wanted to sell it. She rented us some items that would have cost us much more to purchase, and that were key to creating a successful look (though she was careful to try to use all of our available items first). After we completed the staging, she returned to take very professional and beautiful pictures of our home, which were formatted so our realtor could post them in MLS.  <br /> We hired Mary proactively, because we had already purchased another home, and wanted to sell ours quickly. The result? Our home was flooded with showings (16 in the first 2 days), and we had four highly competitive offers on the second day. Mary's services were the best return on our investment that we made throughout the entire process of preparing our home for sale, and were absolutely central to our rapid success. We will be hiring Mary to do a move-in consultation at our new home, given that after we made her recommended changes to our current home, we wondered why we were not always living that way ;). <br />"

FAQs for home staging projects in Milwaukee, WI

Most homebuyers start their search online, browsing photos of properties. A well-staged home allows potential buyers to visualize themselves living there. Staging can make your home stand out in a competitive market by creating a great first impression both online and during in-person showings. House staging presents potential buyers with a modern look and a neutral design that allows them to imagine their own belongings in the home.

Staging costs are usually covered by either the seller or the real estate agent. Some real estate agencies include professional home staging as part of their services to enhance a property's market appeal and achieve a higher selling price. Other times, the homeowner is motivated to hire a professional stager to maximize their home’s sale price.
