First, a licensed inspector went over the exterior, the interior, the huge unimproved attic, the garage interior and separate patio enclosure. He provided us with a detailed plan view identifying the many visual and suspected locations of both subterranean and drywood termites as well as dry rot. Two different kinds of environmentally approved chemical treatment were used for the two types of termites. They treated all around the outside of the house by boring holes every 12 inches through the concrete slab and inside through the wall and windowsill to inject for subterraneans, sprayed for drywood termites in attic, garage inside and all exterior fascias/shiplap/corbels along with patio wood posts. Cost $3,200. Two year warranty. In the attic they cleaned out all insulation along with field rat droppings, vacuumed, treated rafters for drywood termites, spray sanitized, closed some air duct open spots, checked for and sealed rat access point, re-installed new higher rated insulation (R38), set rat traps which were inspected several times over about three weeks & no rats found. Cost $4,800. They removed and replaced damaged wood members, splicing in new wood or filling areas with minor damage with wood filler and prime painted these areas. Cost$1,800."
