"Review of Garcia Roofing I live in Mandeville in a house that is approximately 30 years old. My roof was worn and I did my research before contacting Garcia Roofing for an assessment and, ultimately, a proposal to replace. The salesperson was a former roofing company owner and came to my house, climbed on the roof, then reported back to me his findings. He documented three areas of potential failure and also thought overall the roof could last another 2 years or so. I requested a proposal to change now, selected the products that I wanted and he presented me with a firm and written proposal. He also explained the process so I would know what to expect. Garcia Roofing did all that they committed to including keeping me informed of their backlog, delivery date for my materials and dumpster, and introduced me to the jobsite supervisor, Alberto Nunez. An 8-man crew arrived at 6:00 am sharp on the appointed date and went right to work. Alberto arrived soon after and we went over the job to be sure that we were on the same page. There was never any confusion. The crew, lead by Jesus, worked 12+ hour days for 3 consecutive days. They removed the old asphalt shingles, felt paper, nails and drip edge. Then they installed the new drip edge, the valley material and the underlayment. At the end of each day there was never any exposed bare plywood. Alberto visited 2-3 times each day and went on the roof to discuss with Jesus and his crew as well as inspect the surface. The crew only took brief “hydration breaks”, but never left the roof to do so. One man would bring-up a bucket of cold bottled drinks to distribute. By the middle of the third day, the roof shingles and ridge tiles were complete and they spent the next 5 hours cleaning my property. They had laid tarps wherever possible, but that is not perfect. There was a good bit of debris around my home and detached building. One man used a blower to first clear the roof and gutters of debris. Everyone participated in cleaning the grounds and they did a great job. They raked, swept, used magnets to pick-up nails and many of them were on their hands and knees plucking nails from the surface. Alberto returned the next day to make a final inspection and get the last payment. He inspected my attic to be sure there was nothing out of place. I am VERY pleased with the final outcome of my new roof. I have a written guarantee and a dependable roofing contractor I can now call if I ever need service. I want to thank Alberto Nunez for supervision and quality control. And, of course, I want thank Jesus and his team for their meticulous skill, their extraordinary work ethic in the high heat of summer and say that I was fortunate to have these good men on my job. Dryvit pricing hinges on three things: your home’s square footage, the layout’s complexity, and the finish you pick. Because those variables differ from house to house, contractors quote Dryvit on a per-project basis rather than a flat rate. Ask a licensed installer for a detailed estimate and breakdown of materials and labor. Professional installation is crucial—done right, Dryvit resists cracking and delivers the long-term energy efficiency it’s known for.
Keep stucco looking sharp by rinsing it with a garden hose a few times a year and walking the exterior for hairline cracks. Skip high-powered pressure washers—they can force water behind the finish. Start hosing at the bottom, work upward, and let gravity rinse the wall clean. If you spot cracks or chips, seal them right away to block moisture. Quick fixes and gentle cleaning go a long way toward preserving color and structure.
Think of stucco as a full-service siding and parging as a quick jacket for your foundation. Stucco covers entire walls, adds curb appeal, and offers some insulation. Parging is a thin coat on the lower portion of a masonry wall that mainly seals out moisture and pests. It’s protective, not decorative. If you need a complete exterior finish, go with stucco; if you just need to shore up a foundation, parging does the trick.
Stucco’s biggest enemies are moisture and movement. Water that seeps behind a poorly sealed wall can cause stains, bubbling, mold, and the white powder called efflorescence. Shifting soil or impact can crack the surface, letting in even more moisture. Catch small cracks early and keep sealant lines intact to head off bigger repairs. A quick yearly inspection and prompt patching usually keep these issues from snowballing.
In harsh climates, synthetic stucco—or EIFS—usually outperforms traditional mixes. The layered foam-and-finish system sheds water, flexes with temperature swings, and resists cracking better than cement-based stucco. You’ll pay a premium up front, but the added durability can cut future repair bills and improve energy efficiency. Ask a local pro which formulation handles your region’s heat, cold, or heavy rain the best.
If stucco isn’t the right fit, you have plenty of other siding choices. Vinyl is usually the budget pick and needs minimal upkeep. Fiber-cement and engineered wood blend durability with a wood-grain look. Brick or stone veneer costs more but delivers classic curb appeal and great longevity. Metal—including steel and aluminum—stands up well to fire and insects. Compare costs, maintenance needs, and local climate before settling on the best match for your home.
