"Jeff Aiken inspected a home we had under contract (and which has subsequently become our home) in early July 2011. I chose Ace Home Inspections instead because Jeff is an independent inspector who was accredited with the BBB. I knew little else about him and am happy to say it worked out excellently.   <br /> <br /> Jeff spent at least six hours at the house inspecting it and the report he produced is comprehensive, coming in at 109 pages. It lists problems, often provides background information and suggests solutions where appropriate. It includes a large number of pictures that help identify what he?s discussing. He often notes the good as well as the bad. Jeff told me on the phone that he would be happy to answer questions about it, but that no one ever asks any because the report is so self explanatory. I didn't believe him, but it's true. I haven't called him since because the report has been completely self explanatory. I haven?t seen many inspection reports, but everyone who has seen it has commented that it?s extremely thorough, and some have said it?s the longest they?ve ever seen.   <br /> <br /> The report has been useful in lots of ways. Obviously we used it to become familiar with the property and in negotiations over the sale price. However I realized quickly that it was a great to-do list. I put it into excel and grouped items by subject (plumbing, electrical, etc.) and importance. It helped decide what needed to be done when we moved in and what could wait. When I called an electrician I emailed the report to them and I?ll have it on hand when I talk to the plumbers.   <br /> <br /> Based on my discussions with other people, Jeff took longer from start to finish than other inspectors. This might be a bit unfair to him since our time period included the 4th of July, but it deserves noting. Closing schedules can be tight, so work with him to make sure schedules are met. Also, his rate appeared slightly more expensive than some other inspectors I priced. These are pretty minor issues. If you aren?t willing to throw in a few extra bucks to have a quality inspector go over the house you?re about to pay hundreds of thousands of dollars for, you need to do something else with your money. Like get your head checked.   <br /> <br /> My experience with Jeff can be summed up as follows: If I had to buy another house tomorrow and he told me his rate had gone up 25%, I?d be writing the check before he finished the sentence. You couldn?t pay me to choose someone else."
