"On my initial communication with JHOSS PLUMBING, I really experienced a great rapport. I was very pleased with his ability to listen attentively, act quickly and his ability to make the necessary connections with the third party to ensure scheduling for the Generator Inspection. I applaud Jeff's quick action and his skills to perform the duties to get the job done. I highly recommend Jeff w/JHOSS PLUMBING SERVICES for Inspections of your gas line and making quick connections with third parties to meet deadlines. I give him more than the average of 5 starts because of the aforementioned. Well worth the money!! â ï¸ â ï¸ â ï¸ â ï¸ â ï¸ â ï¸ â ï¸ â ï¸ â ï¸ â ï¸ â ï¸"

"Installation was solid. The labor price was a bit high. The main concern was the materials markup. The picked up a shower stem from Lowes. Those are normally about $50. The tech said that the stem wasn't $120 but they charge them extra when they use their contractor code. That seemed weird since normally get discounts since they purchase a lot. I should have questioned it but it didn't register to me until after he had left."

"Atilio (owner) did work previously for our landlords at our rental home (installed gas range, installed kitchen sink). He came for an estimate within a day of the phone call, and provided an estimate via email within a couple of days. He came out on Saturday to cut drywall and prepare for the installation. He returned on Tuesday to complete the work - running the gas line from the basement (where the line enters the house for the furnace and water heater) to the kitchen and also to connect the lines for the fireplace. He also painted our exterior gas lines to make them look nicer (and less rusty). He returned again on Saturday once the stove had been delivered for the installation. Later on Saturday we called him again from a fireplace shop to get information about the line he had run (how many BTUs before we purchased a new burner mechanism) and he was very helpful, giving us advice to help save money on our gas bill. <br /> Atilio is a pleasure to work with and is very professional. He is very knowledgeable and we have been very satisfied with his work. <br />"

"I’ve described in another review how I waited for four or five weeks to get scheduled to have this job done with another company. I finally had to find someone else. Paul C. Hayden Jr. and Sons had high ratings an Angie’s List and were very nice to talk to on the phone. I was told that Stephen (one of the Sons) would call me later to talk about the details. He called later that day. I described the problem and he said he would schedule the work for early the following week. Paul called in a day or two and said they’d be here on Monday morning. I asked Paul if just my description of the situation was good enough for him to send his cavalry without their own assessment of the problem. He assured me that the 30+ years they’ve been in business was enough to evaluate my report. He was right. Stephen and Chris, his assistant, came out Monday with a backhoe and a couple lengths of replacement pipe and did the job in a couple hours. The drawing we had said the pipe was fifteen feet, but it turned out to be twenty-seven feet long. Stephen was an artist with the backhoe, digging all around the pipe without even scratching it. He really didn't need to be so delicate. Toward the end nearest the distribution box, he had already determined that the pipe was crushed along five or six feet of its length. He figured it must have happened back when it was first installed. That’s the only time any equipment heavy enough to crush it would have driven over it. (I figure it was the same people who installed the holding tank that collects the water before sending it uphill to the distribution box— it leaks water from the ground into the tank. When ever it has rained, we can hear ground water drip, drip, dripping into the tank, to be sent to the leach field. What a waste.) The crushed pipe has only about an inch passage on either side, and one of those was nearly completely filled with a single root. Roots entered easily through the break. A few years earlier the box had been cleaned out—it had been choked with roots. We didn't know then about the break in the line; one of the roots was so strong that it had lifted the concrete lid of the box (buried under eighteen inches of dirt) off the box to let other roots in. That fix lasted a year or so. Cleaning the box this time hadn’t worked because, I think, the roots in the line had grown so thick. So Stephen and Chris replaced the pipe, gluing it properly to keep roots from attacking the joints and putting concrete around the pipe’s exit from the box. They filled in the holes and spread grass seed and straw. They were great to work with and I am glad to finally have the problem solved."

"My experience with Alexandria Animal Hospital has been excellent overall during the period 2005-2010. During the past five years, my two Miniature Schnauzers were treated by a very competent staff of doctors (which are many), nurses, and technicians who truly loved my pets and cared for them as if they were their own. On my very first appointment at the hospital, I asked if I could see the ICU, as one of my dogs was very ill and admitted to the hospital and I wanted to see where she would be and how clean the ICU was. One of the doctors escorted me through the hospital and I was most impressed with the cleanliness and state-of-the-art equipment. I was never kept waiting past my appointment time(s) during regular business hours, and check-out was timely. In addition, I have nothing but wonderful things to say about the emergency after-hours service at this hospital. My dogs were seen immediately and I was always briefed about their condition very quickly. There is always a doctor on duty 24/7 at this hospital, as well as nurses and technicians. If you are looking for quality veterinary care for your pet, this is the hospital for you. My two beloved Schnauzers are now deceased due to cancer and renal failure. I must mention that the euthanasia process for both of my pets was handled with compassion, dignity and respect, and for that I am very grateful."

"<ul> <li>I spent hours on multiple visits to Plumbing Parts Plus spread over three weeks as I worked with their knowledgeable staff to select toilets, vanities, and plumbing fixtures. My friends ask why I didn't just go to my local big box store or buy on line (and I'm experienced at both). In a word, service. These guys know their stuff and are very accommodating to folks like me who need help. A shout out goes in particular to Pete and Carl, who bore with me as I slowly zeroed in on the products I wanted, with several changes of mind, and worked with me to get them despite problems with manufacturer schedules. Thanks to them my bathrooms look and work great and the renovation project was finished on time. Yes, I've calculated there was an incremental increase in cost but it was mostly due to the higher quality items I was purchasing than are typically available in big box stores. The service I got was priceless.</li> </ul> <br />"

"Cross County recently installed a new water main line into my house. Due to how the original builder had installed the water line (under the basement slab of my house), I was first skeptical that Cross Country team can actually pull the old pipe and install new pipe in its place. The project was led by Rickie and his crew. Although they have ran into multiple unforeseen challenges, Rickie never displayed any frustrations and always provided assurance to me that the work will be done no matter what. The pipes are now installed and I have my water back. By the way, Cross Country was able to install the new water line at a fraction of what other plumbers had quoted. Excellent work by Cross Country team. I would definitely refer them for all plumbing needs to anyone."

FAQs for plumbing installation for a remodel or addition projects in Owings, MD

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
