"We actually hired J Hoss for two jobs, and they did a great job with both! Both were tricky operations involving the plumbing of an old beach house, and they came up with effective ways of dealing with every issue. The hot water heater install involved moving an old hot water heater out of a crawlspace and putting a new one in in a closet, and the plumbing lines were a bit wacky due to the way the cottage had been added onto over time. But they solved the problems without tearing out any walls, which was great. The other job involved a DIY project installing a bathroom vanity that we got halfway through before realizing we were over our heads. They were game and jumped right in and worked with us to complete the job. We loved how they collaborated with us and were so cheerful about our amateur efforts! Definitely will hire again."

"Installation was solid. The labor price was a bit high. The main concern was the materials markup. The picked up a shower stem from Lowes. Those are normally about $50. The tech said that the stem wasn't $120 but they charge them extra when they use their contractor code. That seemed weird since normally get discounts since they purchase a lot. I should have questioned it but it didn't register to me until after he had left."

"Excellent job! First of all let me say, this company is extremely responsive and caring! <br /> We had water flowing from our air condition unit in the basement. They were on a job, but they arrived quickly! <br /> They cleaned out the coils and cleaned out all of the lines in the unit. They found most of them clogged up even though we have had a yearly contract with another air-condition and heating company for years. They cleaned around the unit outside and washed all the dirty components. Our unit had been making a soft noise that we had questioned before, but other companies said it was nothing. After this company left the noise left too! <br />"

"Just when you are losing faith in people caring about the quality of their work, along came Hayden plumbing and shows you great workmanship still exists. They have done two service calls with us, the first was a scheduled installation of a water softener and filter. The quality of the installation was extremely high and the gentleman was prompt, professional and friendly. He went above and beyond by removing existing hard water deposits on our bathroom fixtures. The second call was a last minute call about a leak from work done by someone else. They were able to get to us quickly and fixed it right. I would highly recommend them!"

"Since the one veterinarian at VCA who had a special interest in dog behavior issues retired, we haven't had a specific practitioner that we see - but everyone who has treated our dog has been excellent. They sometimes get behind, though that's improved with the last few visits. They aren't the least expensive practice, but I think they earn what they charge. The emergency clinic services are much more costly, but also very good in our experience. We have a dog and at one point had a guinea pig. The dog has been treated at the regular clinic and in the emergency service, The guinea pig went in for night time emergency service twice, and both times the treatment was appropriate. We and the guinea pig would have been referred to an exotic-animal clinic if it had needed more treatment, but the emergency vet on duty was able to provide outpatient care for the issues we took it in for. This was some years ago, don't know what their current policy for emergency treatment of exotics is, but the staff took good care of the guinea pig at the time."

"<ul> <li>I spent hours on multiple visits to Plumbing Parts Plus spread over three weeks as I worked with their knowledgeable staff to select toilets, vanities, and plumbing fixtures. My friends ask why I didn't just go to my local big box store or buy on line (and I'm experienced at both). In a word, service. These guys know their stuff and are very accommodating to folks like me who need help. A shout out goes in particular to Pete and Carl, who bore with me as I slowly zeroed in on the products I wanted, with several changes of mind, and worked with me to get them despite problems with manufacturer schedules. Thanks to them my bathrooms look and work great and the renovation project was finished on time. Yes, I've calculated there was an incremental increase in cost but it was mostly due to the higher quality items I was purchasing than are typically available in big box stores. The service I got was priceless.</li> </ul> <br />"

"Cross County recently installed a new water main line into my house. Due to how the original builder had installed the water line (under the basement slab of my house), I was first skeptical that Cross Country team can actually pull the old pipe and install new pipe in its place. The project was led by Rickie and his crew. Although they have ran into multiple unforeseen challenges, Rickie never displayed any frustrations and always provided assurance to me that the work will be done no matter what. The pipes are now installed and I have my water back. By the way, Cross Country was able to install the new water line at a fraction of what other plumbers had quoted. Excellent work by Cross Country team. I would definitely refer them for all plumbing needs to anyone."

FAQs for plumbing installation for a remodel or addition projects in Owings, MD

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
