Bryant Plumbing

"We are so pleased with the quality and responsiveness of their work. They used a thermal camera to identify that a nail was driven into the 3" PVC drain pipe from the upstairs toilet when new vinyl siding was installed. They quickly identified the exact location of the nail and made the repair quickly. Their fee was very reasonable and they presented themselves very professionally. We have been looking for a reliable and reasonably priced plumber for a long time and we have found one in Bryant Plumbing. We highly recommend them."

"Went very well.    Clay arrived with his assistant at approx noon, which was when he said he would be there.   Worked quickly without rushing, didn't make a mess and got the job done.   Would use him again for plumbing.  I like that his is a long time, local, family owned business and the owner makes the service calls. <br />"

DON DRIVER RESIDENTIAL REPAIR

"I have used Don Driver multiple times for over 25 years. First, when I had a condo at Timberline (the condo management company used him as well), and then when I bought a 70-year-old house in South Roanoke. <br /> Don is the kind of person you can leave alone in your house and ask him to lock up when he leaves. You can rest assured that he will not charge you for something you don't need. He is not the cheapest, but he charges a fair price and can be trusted to fix only what is broken. He explains everything he is doing. He cleans up after every job. <br /> The three electrical jobs had been on my list for some time. They were minor and went as planned, except that I didn't actually have a problem in the porch light, so that was a nice surprise. <br /> The HVAC job was a relief - saved me a ton of money for repairs that were not needed and gave me an assurance that things are working well."

"There was some confusion initially in setting up service, as the person I spoke with on the phone had her days mixed up. She apologized, as did another person in a follow-up call, so that was appreciated--mistakes do happen. Ostrom sent out two men who diagnosed and repaired the issue we were having with our sump pump. The price was high, and there was no breakdown of that price, so we couldn't really figure out why it was so high. But we had a hard time finding a plumber who actually services our area and they did fix the problem fairly quickly, so all in all we were pleased and would likely call Ostrom if we have any future plumbing issues."

FAQs for plumbing installation for a remodel or addition projects in Roanoke, VA

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
