"David and his team exceeded expectations. The new deck is better quality than the original one and included rails around perimeter and pool area. They even put cement under the stairs that was missing from original deck. They came in on budget and on time. Very friendly, responsive and easy to work with. They cleaned up all construction materials and took away the old deck. I will ask them for other projects in the future."

This company subcontracts out work to builders without doing any research. You're better off finding a local builder yourself so you avoid the headache we had to deal with. This was approximately a 210sq ft deck we paid $31k) for (we were okay with paying extra because we thought they were reputable) The deck was installed with absolutely no water protection behind the ledger board. The ledger board was just placed against 40 year old siding and I can clearly see the rim joist of my house from outside. The owner TJ and his assistant Jesse both advised that it was done right they didn't see anything wrong with it. (had to call them out while just the framing was up, there was no oversight.) I had 4 contractors out to double check it, 1 being related and 3 are well known local builders. All of them stated that there was no water membrane behind the ledger, it would quickly rot out and to pause all work to get code enforcement out because there's no way it will pass. I notified TJ I wanted code enforcement to check it out before we proceeded due to major safety concerns (deck railing installed with no screws barely hanging on and they just covered it with the railing cover. See photo. And the ledger board being clearly placed over old siding with no water barrier) When code enforcement came out his first words were "this is wrong". TJ kept advising code enforcement that he just didn't see how it was wrong. Ultimately, code enforcement failed it due to there being no barrier to protect the ledger board or the house from wind driven rain, ice, etc(live on the coast) To fix it they had to cut the ledger board into 4 pieces peel it off the house, cut what should have been cut originally and then water barrier put in, old foam put back and put the deck back. The entire time, Jesse made sure that we knew he was very irritated to have to fix it. They also took out a 3 ft window and replaced it with a 6 ft sliding glass door on an exterior wall and weren't going to put in a header or any pan flashing (placed it right on the wood) . The header they put in (after me insisting they did) is blocked on 1 side (jack stud too short so instead of fixing they just added a little wood block) and it's floating on the other, jack stud also too short - not supporting header. When they drilled the holes for the helical posts(3) they drilled it a foot into my garage door path - and then had to cut more blacktop out to fix it. How this step is messed up is beyond me. Overall the issue comes from complete lack of oversight and they were either being dishonest about not seeing what was wrong, or they've installed a lot of decks without a water barrier. (leading reason for deck failures) Either way - terrible experience with this business. This doesn't even account for the "can't see it from my house" the crew kept saying throughout the build Update: BEWARE Just received a cease and desist in the mail today from their lawyers. It seems like they sue people who leave their business with negative reviews. Even with all the photos of their work. Cease and desist attached.Went with archadeck because they had a good rating. "Electrical and plumbing were subcontracted and I have no complaint on their work. However for the work this contractor performed.....It started out okay, complimented his work... But by the time the last of the porch repair and the bathroom reno was completed I realised I had made a huge error of judgement. He insisted in starting the porch work in the fall and then over the winter. When the ground thawed in the spring and the supports no longer met the concrete footing blocks, he used rigid foam boards to shim the concrete blocks up to meet the posts. The floorboards had been removed and proper footings could have been sunk below the frost line, instead it had to be jury rigged and as the ground heave sin the winter and thaws back down, I expect it to be only a matter of time before the folly of this becomes apparent and I will have to get a competent contractor in to fix it. The bathroom was to have a radiant heat floor put in, but the system installed is not meant to be used in a wet room. There is baseboard heat with a pipe running through the floor and that was "sealed" with a piece of moulding and if there is any problem with the heater or the pipe breaks it is harder to get to, nevermind just being able to clean it. I was concerned over the floor system and he promised me that a letter would be coming from the manufacturer saying the system was safe as installed. I spoke to a company rep and they cannot sign off on an installation that they did not witness. So I am unable to recommend this contractor based on any sense I have of his integrity. I am back to using a space heater and When I am able to I will have to have the floor taken up and the correct system put in. There are numerous other minor things, such as the laminate floor being laid with no regard to the pattern on the boards so the same pattern piece was used 3 times next to each other. I did look up how to install this type of floor and found plenty of instructive videos saying how the boards are usually separated by pattern and then laid down in such a way to be random and give the illusion of real wood. The result on my floor does not demonstrate to me an attention to detail. The light over the shower, an upgraded ceiling fan, an additional outlet or two were all part of the plan but were never installed. There were assertions like a new outlet would have cost $400. I checked with the electrician myself and was told that was not the price they would charge and did not understand why that would have been quoted. When issues were raised it was mentioned that he had a lien on someone's house who didn't want to pay for their finished projects. So, there is a lot of work to redo and since the money isn't there I will have to live with things as they are for a while. Not the result I was expecting after 6 months (way beyond the estimated time) of work having been done and at no small expense. I will try to post photos to illustrate what I have mentioned above."

A comprehensive pool evaluation requires one to three hours to complete, with timing dependent on your pool's size, configuration, and system complexity. Larger installations with numerous features naturally require more extensive examination time. The inspector will need to thoroughly assess structural elements, mechanical systems, safety features, and water parameters to provide a complete picture of your pool's condition.
Most residential property inspectors lack the specialized knowledge required for a thorough pool assessment. While they might identify obvious issues, properly evaluating hydraulic systems, electrical components, and structural elements specific to swimming pools requires specialized expertise. For a comprehensive evaluation, seek professionals with specific training and experience in pool systems who can identify potential issues that might escape detection during general home inspections.
A professional assessment should be conducted at least once yearly before the swimming season begins. Pools with ongoing issues or sophisticated features may benefit from more frequent professional evaluation. Additionally, schedule immediate inspection when purchasing property with a pool, after completing significant repairs, following severe weather events, or when experiencing unexplained performance issues such as water loss or equipment malfunction.
Most insurance policies exclude coverage for problems resulting from routine wear, aging, or inadequate maintenance discovered during inspections. Standard homeowners coverage only addresses sudden, accidental damage from specific covered events such as storms or falling objects. However, maintaining records of regular professional assessments may strengthen claims for covered damages and demonstrate your commitment to proper maintenance when coverage questions arise.
