"Kathy responded quickly to set up a time to review our needs. In our meeting, they were confident they could remodel our half bath into a 'wet-bath' or mudroom with handicap capabilities for our disabled mother. This was not the case. From day one, Jerry demonstrated he knew nothing about tile or doing a sloped floor for drainage. He built a 'dam' of over 2 inches that would not allow a wheelchair to be accessible. On a phone conversation with his wife, she admitted Jerry has never done this kind of work, yet they had lead us to believe he had. Tiling started from the ceiling (Tiling 101 - not correct) with grout lines ranging from 1/4" to 1/2". Nothing was even or square (refer to attached photos). He used 1/4" backer board instead of 1/2". The backer board itself wasn't tight, or put up properly. I have since brought in two different tile experts (20+ years of experience) and they said at best it would last 1 year. When removing all of the tiles, I was able to pull the tile off the wall with my hand. It was apparent that Jerry had put mastic on the wall and let it get too dry before trying to apply tile. When Jerry has questioned this tiling method, he became 'offended' as I pointed grout lines that were not the same size. Very aware that this needed to be wheelchair accessible, he proceeded to defend installing a 2 1/2" squared-off 'dam' to keep the water in the doorway... no wheelchair would be going into this bathroom. We requested a hand-held shower fixture, there was only a showerhead. They charged us for materials not delivered including a window, grout, sink, and more... which were never delivered; and labor that was not completed. When trying to resolve the problems, they said they wanted to make things right, but then got a lawyer and told us not to contact them again. When asked for a breakdown of fees and costs, they took several days and needed several reminders only to get a minimalistic chart of generalized itemization. Instead of being professional, they knew they were over their heads and were not willing to share detailed information. They also knew the funding for this project was from mother's social security checks, so not completing the project and not providing any refund for such little accomplishment on such a vital project that is time-sensitive is dishearting and taking advantage of a disabled person. By tucking their tails and running, they proved they were not upstanding and responsible for their actions. Not to mention, we are missing Bose bluetooth speaker since they have been off the project."

FAQs for plumbing installation for a remodel or addition projects in Richmond, KS

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
