"It went smoothly exactly as Paul described the job. His crew installed a sump pump and ensured in drained to the curb. The crew replaced the drain run to the curb and dug around the existing bushes. The crew also connected the the roof downspout to the run to the curb. The crew installed a perforated pipe in a trench which created a floating basement floor on 3 sides of the basement. (the 4th wall was not necessary since was an interior wall.) They concreted over the pipe with a gap to the wall. they repaired and painted the basement walls."

"Proceed with caution if you call Thomas & Galbraith for plumbing service. I called them because the water line to a toilet was leaking. On Monday, December 3rd, a plumber came to the house. He quickly looked at the problem area. Instead of immediately fixing the problem, however, he went into the basement and looked at the pipes. He then had me show him where our master shutoff valve is and then went outside and checked the water pressure at the outside faucet. Having completed all of this, he told me our water pressure is too high and proceeded to verbally present me with four options. The first option called for $3,742 in repairs. The second option was $1,500. The third, which he said was to fix the current problem was $598. The final option was to pay the service charge for the visit and he would leave without fixing the leak All of these were presented verbally. I felt I had to have the leak fixed so, despite what I felt was an outrageous cost, I authorized the repair. The work was completed quickly and appears to be done well. The plumber said he would send the estimates and the bill to me via email. That didn’t happen. I emailed T & G and they promptly sent me the four quotes. That’s when I saw that in addition to charges for repairing the leak, the plumber had added a two-year maintenance agreement. This was never disclosed or discussed and certainly wouldn’t have been approved. I complained to the company and the cost was promptly refunded. Thank you. This made the cost of repairing the leak $410; still a lot but obviously much better. The plumber is likely correct about the desirability of some of the repairs. However, he used scare tactics to try to get me to approve over $3,000 worth of work when all we wanted was repair of a leaky toilet. If considering T & G, proceed with caution."

"All the above jobs at different schedules were done very well. Tim continues to demonstrate quality job on all my projects. The first time that I encountered Tim was when he installed a new boiler at our rental property. The job was done right; did a clean job in installing; tested all the steam registers in all the apartment units to make sure that they were all working right and tested the boiler to be working right. I was then very impressed with his first job for me. From there on, I asked for him specifically in doing my other projects. This is because I feel that I can trust him to deliver a quality job for me any time. He has been very helpful. He is very knowledgeable because he is able to answer my questions to my satisfaction. The checks and maintenance of two additional gas furnaces went very well. The check and maintenance of an AC unit went very well, too. Tim recommended to replace a defective contact sensor. The new sensor makes the AC unit run only based on temperature setting, instead of running all the time, which would then be a waste in energy. THANKS, TIM!"

"They did my mom's home and they also did mine. We had done a test on our own and and it showed it was a little bit high, her's were extremely high. For safety, I had it installed because I have grandchildren and they are always in the home and when they spend the night, they are downstairs. We had it installed and we've been doing a yearly check and everything and we've been very happy with it. They explained everything before they even did the work and what it would entail. Ours had to go through our garage and out to the roof because of the way our house was laid out. They were very thorough and I was happy with them. For all the work they did, I thought their price was reasonable. They went through her basement and mine as well and they sealed all the way around the floor where the floor and the wall meet. If you had any little concrete break lines, they sealed in between those and any place where anything could seep through to help keep it safe and keep the radon out. They did a great job and they cleaned up after themselves. They call ahead of time to let you know when they'd be there, they are on time and they did a follow up. They left a little unit there for 3 days then they came back and tested it to make sure it did what it was supposed to do. They were very convenient, they came home when I got back from work."

"Everything went ok except the receipt put in door was lost. I had to re-call Aaron-Andrews Septic Co. to inquire if work had been completed. Receipt or analysis info should be put in an company logo envelope and put in my mailbox."

"I received my radon results in a timely manner. I did not hire them specifically, (so, I cannot say I would hire them again) the local company contracted them for this service. The home inspector I hired, handled this service for me and included the results in his report."

FAQs for plumbing installation for a remodel or addition projects in Ripley, OH

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
