"From the first contact, communication was very, very good. Found the estimate for the project to be very reasonable and competitive. The crew Luis sent to our home were prompt, courteous, respectful of our home and furnishings, and assisted in the movement of furniture to accommodate the project. Crew showed up early, took only a lunch break, and worked tirelessly to complete the job. Work was completed on time despite a small unanticipated complication. Follow up by Luis to ensure customer satisfaction was something novel I haven't experienced from any contractor. If you have a deck or patio which needs to be refurbished give these guys a call - you won't be disappointed."

"In August 2022, after hearing about DFW Improved on a home improvement radio show, we entered into two contracts with them for a roof replacement and interior water damage repair. These contracts were based on insurance-approved scopes following the 2021 ice storm. DFW Improved began the roof replacement project first. Following the replacement, the roof continued to leak due to their failure to replace the flashings. Despite corresponding work items in the insurance scope (confirmed later by the insurance adjuster's email), the DFW Improved salesperson insisted that flashing was not part of the roof. He threatened legal action if further payment was not made. Prior to this, they presented two identical model shingles as choices, which their own roof subcontractor on-site disclosed. Upon our inquiry via email, instead of addressing the issue, the salesperson accused us of defaming their company. Furthermore, they quoted $900 for a non-existent siding hole and estimated $25,000 for a bookcase, which their own designer valued at $6,000 to $7,000. While the roof leaking issue was still unresolved, DFW Improved began interior work. Instead of submitting the agreed supplement request as agreed, they skipped necessary steps to cut water-damaged drywall. To prevent wasted effort, we instructed workers to stop. The salesperson responded, stating that workers would not proceed with any work not approved by insurance. However, he emailed the insurance company claiming that the work had already been completed, causing significant confusion for us. During the halt period, we sent out numerous issues such as broken air pipes, cracked roof rafters, missing insulation, roof holes, missing felt paper, and a leaking roof. However, we received no response other than prevaricate explanations and demanding for money. We escalated to the DFW Improved upper manager who responded that they are their best team members and disregarded our request for an alternative project team. DFW Improved abandoned the projects and warranties, and initiated separation in December 2022. Both parties engaged in negotiations over separation costs. During this process, DFW Improved unexpectedly sent four individuals to our house, claiming to inspect texture work and demanding payment. Subsequently, DFW Improved placed a lien on our house, and their lawyer sent a demanding letter stating they would auction our house and (quote)“sue Vigorously” if payment was not made, despite the mediation/arbitration clause clearly outlined in the contracts. Under this pressure, we filed a claim in Tarrant County Small Claims Court, where the lien was placed. Later, their lawyer filed a motion to transfer the case to Collin County, where DFW Improved is based. We refused to comply with a demand for $5,000 and the confidentiality requirement during mediation. DFW Improved filed a new case simultaneously in the higher Tarrant County District Court, demanding a new amount of $59,845 and seeking to enforce the lien, providing no explanation for this amount. According to their co-owner's email, their accounting book calculated that we owed them a total of $1,260 (detailed below). During pre-mediation discussions, their lawyer attempted to justify their request for $8k, citing that a significant portion was allocated to attorneys' fees. We did not engage their lawyer to send us a threatening letter containing false statements about suing us without mediation. Their lawyer also declined $65 public mediator service provided by the Tarrant Small Claims Court. Additionally, they unilaterally escalated the dispute to a higher court. We have never been late with their payments. In fact, DFW Improved made a math error by crediting the blind work twice. When we brought this to their attention, DFW Improved spent extra time correcting the invoice, and their salesperson initiated an internal investigation. Any delay was certainly not caused by us. DFW Improved filed a lien attempting to collect the costs again, despite already receiving payment. See the invoice they submitted, which completely overlooks the $35,895.76 payment we made (supported by our bank transactions). —-------------The payment schedule on the contract has major math errors—--------- Payments for the work are due as follows: Contract Total $ 194,972.33 $ 19,497.23 deposit is due at initial design meeting.(10% of the Contract Total) 20% of the Contract Total is due at the preconstruction meeting. 30% of the Contract Total is due at start of drywall repair. ←– we requested halt at this phase and according to texas property code Sec. 28.003. "It did not go well. The owners are very entertaining and engaging. They managed to convince me to re-do the hall bath from studs out. Unlike the others asked to bid these gentlemen did not quote materials, only labor/contracting. It was on me to find and purchase all of the fixtures and finishes. They did set me up with a location that had many of the materials I needed and even visited the tile store with me. Unfortunately, the tub I selected on my own had to be returned as did the shower fixture."

"Hired to seal my back door and did a good job for the most part with the exception of the bottom corner which he did instruct me on how to do myself. Overall good service though and kept it cost effective. 5 stars."

FAQs for shed, barn or playhouse building service projects in Rowlett, TX

When building a shed, you should hire a general contractor or a local shed-building specialist. The ideal professional will have experience constructing the type of shed you want and can provide a detailed estimate and timeline. Ensure they have proper licensing and insurance and can handle additional services like land clearing and material hauling.

The type of shed you need depends on your budget, intended use, and property specifics. If you want an affordable and quick solution, prefabricated sheds are cost-effective but offer limited customization. Custom-built sheds allow you to tailor features like wall height, square footage, workspace, and window placement to your exact needs. Consider materials, durability, and local zoning regulations when choosing between prefab and custom sheds to ensure the shed meets your requirements.

The average cost to build a barn varies widely based on size, style, and intended use. American barn-style sheds typically cost between $3,000 and $7,000, providing a rustic storage solution. Larger, commercial-style barns range from $25,000 to $80,000 and are suitable for housing livestock or large equipment. Depending on the barn's style, you can expect to pay $15 to $50 per square foot. Additional factors like materials, labor, and custom features like stalls or storage lofts will also influence the total cost.

Building a shed can take anywhere from a few hours to several days, depending on the type and complexity of the project. Prefabricated sheds can be assembled in 4 to 8 hours, providing a quick storage solution. On the other hand, custom-built sheds may take 2 to 5 days to construct on-site. Size, design features, and weather conditions can also affect the timeline.

Building a shed can enhance your property's functionality but may not significantly increase its market value. While a well-built shed provides extra storage or workspace that can appeal to potential buyers, it typically does not add to the home's appraised value. However, in areas with limited storage space, a high-quality shed might make your property more attractive on the market, potentially influencing buyer interest positively.
