"Very disappointed. This guy is a crook. I paid way too much for what he did and he did not do the work properly. He replaced pipes that were leaking from our upstairs shower. I had another leak a few weeks after he did the repair. 2nd leak was not related to the pipes he repaired, but the 2nd plumber who came out for the 2nd leak had to cut into the ceiling where HK&S Plumbing replaced the pipes and told me that the work was not done properly. He did not glue the pipes properly and he used a rubber coupling that is not allowed in California. The other plumbing company said they would fix his work for 65% less than what I paid HK&S. When I asked HK&S about all this, he gave excuses about the small space and how much more work it would have been to do the work the right way. When I asked him again for a refund, he is now saying his work will last "forever" (really?) and has nothing to say about what he did wrong. He is not giving me a refund. Not sure I will use anyone thru Angi again."

"⭐ 1 Star – Unsafe, Unlicensed, and Untrustworthy Contractor I hired Fernando Soto / 360FSC Inc. for an ADU and home extension in Millbrae, and it has been one of the most stressful and costly experiences I’ve ever gone through. From the start, Soto relied on unlicensed workers for critical trades. Electrical work was unsafe and failed inspection — indoor panels were installed outside, wires were left unsecured, and essential safety breakers were missing. Plumbing was just as bad: instead of replacing the pipes as I requested on day one, his crew tied old cast iron, clay, and PVC together, even forcing larger pipes into smaller ones. This caused sewage leaks and backups. Independent inspections later confirmed major issues: Flooring – failed inspection and needs to be completely redone. Foundation – the new extension has already sunk by about 3.5 inches, creating serious structural risks. On top of that, the project stalled for months after May 19th, billing was vague, and Soto even threatened to rip out work I had already paid for. He hides behind a P.O. Box in Belmont instead of a real address, which says a lot about accountability. This contractor cuts corners, uses unlicensed trades, and leaves unsafe work behind. Do not make the mistake I did — avoid Fernando Soto and 360FSC Inc. One more red flag: a glowing “review” on this page was written by Rachel G — who is actually tied to his business. That tells you everything about how much weight to give positive reviews here."

"It was such a smooth process. Our bathroom looks amazing. The team was very accommodating to last minute changes by us, very transparent in communicating to us on the milestones. We were also at work during the day and felt very safe with the workers around our dog. The project manager brought the right skilled plumbers, electricians and tile people to work on the project and it felt like a white glove treatment. On the cost side, very affordable for the quality of work they perform and we found the transparency in pricing very critical to us picking them."

"Excellent! I thought I needed a new thermostat since I wasn’t getting any heat. Juan came over , checked the circuit breaker and found that the breaker was worn out. He replaced the breaker and found that the thermostat was still functioning. He could have said that the thermostat needed replacing too but instead he just said you needed a new circuit breaker. I really appreciated the honesty. If he said I needed the thermostat too I would have paid for both thus increasing my bill. I just want to add a few more comments about the work that he’s done for me. I first met Juan when he came over to my house to stabilize a lose tile that was above my garage door. Then I showed him mold growing next to my shower door. He found a small crack that allowed water to seep into the sheet rock. He replaced the shower door and the sheet rock that was growing mold. Then I took him to the bathroom where I showed him a bulging floor board next to the toilet. He found a small crack in the toilet tank that slowly dripped water on to the backside of toilet dripping water onto the base board. He offered to repair the tank but I told him to go ahead and replace the toilet. I can’t say enough about Juan. Whatever the problem is he’ll figure out how to fix it. When he approaches a problem he approaches with a positive attitude. Another time my ceiling fan went out and I asked him to come out to see what the problem was. Instead over the phone he told me to check the remote control. I went on Amazon and ordered a new remote control . I placed in new batteries and the fan started working. He didn’t charge me anything for the advice. I was prepared to buy a new fan and all I needed was a new remote. Juan is multi talented. I’ve recommend him to my neighbor and he’s done a couple of projects for her (leaking roof). Lastly, in a couple of weeks he’s coming over to paint my front door and put a new latch on my side gate. I’m 77 years with an injured leg so fixing things around the house is difficult for me. Juan has made my life easier."

"The owner, Juan Ortiz bent over backwards to accommodate my schedule, my specs, my wishes. He was patient, professional, friendly and responded immediately when I tried to contact him. His crew was EXCELLENT. The arrived on time, everyday. They fixed things they weren't required to fix. They did a painstakingly beautiful job, and they cleaned up thoroughly. I recommend them enthusiastically and will definitely be using them again."

"Excellent choice to remodel our bathroom in our 100 year old home. Everything was broken or worn out. We are a senior couple and wanted to plan for the future. I was very impressed with the project manager, foreman and workers. They were attentive, respectful and worked with great skill. They kept the vintage details we wanted, like the window and door frame. We installed a walk-in tub, which was unusual, but they did a great job with it. When problems arose, they always had an good solution, such as when the wall tile we chose turned out to be unavailable. They made good alternative suggestions to my ideas, such as a glass panel on the open side of the tub instead of the built-up wall I thought we needed (less space, easier to clean, and lets in more light). They handled all permits and observed all code requirements, like a new main electrical panel and lead paint abatement. The price was reasonable (I obtained other bids). I recommend them highly."
