"If you are looking for paver patios, the installers are great. They did a very nice job, and were professional throughout. They would clean up every day before leaving, addressed any questions we had timely and we are very satisfied with the results. We also added a gazebo to our patio design. It was very clear that gazebo's are not one of their strengths. We encountered many issues with the design and build of the gazebo long before construction began. We had hired Josh in October to complete all elements of the landscaping project the following spring. Over the winter months, we had asked on many occasions for catalog photos, or anything that would confirm what the finished gazebo was going to look like. The pictures were never sent and the only indication of what it might look like came just a few days before the project began and was a very small (1x1) black and white picture. Our expectation of the gazebo was that the material used would be cedar. We had asked for glass windows that could be closed during the cooler and winter months. We were assured on many occasions that cedar material and glass windows were what we were going to get. As they were starting to build the gazebo, the material was not cedar, rather it was pressed wood. As the windows were installed, they were not glass (despite being told that very day they were glass), instead they were a plastic film over the screens. We were left in a very difficult position where we were essentially forced to concede on both elements. While the gazebo is functional, and will suit our needs, had Josh sent just ONE picture sometime in the 5 months or so prior the project start, we may have been able to make a different decision. Related, and something else to be aware of. When trying to reach Josh about start dates, etc I would say he was not always as responsive as I would have expected. Furthermore, there were multiple instances where what was promised was not delivered. Again, if you are looking at a paver or patio project - these guys are great and I would recommend their workmanship. However beware of anything more than that."

We called 4 different contractors, John from Don Green's Dirt Service was the only one that called us back. He came out within the week and gave us a quote. It took time trying to discuss with 10 people. John stopped out for a second time and gave us 3 different options as price was a concern. Once we all agreed on price/work, John and his team were able to come out the next week and complete work. A few of us watched the whole process. You could tell how efficient they were as doing this many times. Work was completed in 1 day and for quote amount. There was extra gravel used but John did not charge us any extra. The road looks great and concerns were fixed. John and his team took the time to walk us thru the project and inspect before payment. They did such a great job on this we are having them back in the spring to clear part of our land.

"I didn't like them very well. The quality was okay, and I got charged a bundle more because I had not had the sprinkler system going year after year, which is understandable. But he did something that he said he would not charge for, and they took it off my credit card without my permission and I was not happy with them when I saw my credit card statement. I don't appreciate people using my card without my authorization, it is not professional, and I think they still owe me money back for that service."

"The project went very well.  Storm damage caused by two trees coming down on two sides of the fence was repaired in 2-3 hours.  The workers reviewed all needed work from the estimate prior to beginning the work.  They even volunteered to replace a top rail from another section of the fence, not included in the estimate, that had been bent in a storm many years before.   The workers were very thorough, did not damage any plants or grass around the damaged areas and cleaned up after themselves.  The workers were knowledgeable and polite.   They made sure everything was nice and straight!  Everything looked very nice when they were finished.  The workers were approximately an hour late from the start time I had been given.  I called and was told they had gotten a late start.  Their good work made up for the lateness.

Initially we contacted him to replace some 65yr old windows, and he was the only contractor to bring to our attention that we had hail damage on the window wraps, siding, gutters, and roof. His experience really helped us thru the insurance claim process and it ended up being a huge cost savings for us. We were so impressed with his customer service, we decided to have him convert our 1-season porch into a 3-season porch, install tile flooring, replace some doors, and paint the interior and exterior of our home. He listened to our ideas, gave us options and suggestions, and helped create solutions for all of the projects. "This was the second project that Genadek was hired for.  The reason Genadek was rehired to do work that no other contractor seemed to want to take on was because the company delivers what it says it will.  The first project was an extensive drain tile system with permeable pavers and a french drain, which has provided a beautiful place to entertain as well as much needed management of a high water table.  And when Genadek encountered issues with the high water table, they researched and came up with a plan - a plan that became the solution we had been searching for going on 6 years.
On both projects, Genadek was upfront about changing conditions of the project and gave us the information necessary to make a decision.  At no point was there a feeling that Genadek was doing anything other than respecting us and the financial constraints of the projects.  It is impossible to expect a bid to always be perfect down to the last penny, however Genadek makes a concerted effort to do just that and when they cannot - you will know why.
When Genadek finishes a project, they clean up the worksite and leave it as they found it so there is no delay in your enjoyment.  There is not doubt that this is a company that is choosing to do business the right way - respecting clients - and should be supported for it."

Plus, the yard and street are cleaner than they have ever been in many years! And Jim McManus is known for sweeping the street! We are very pleased with the quality of work we received from Francis Landscape Essentials.The owner brought a passion and attention to detail to the job that id very rare these days. (Bravo!) We are thrilled to learn they also do permeable concrete installation. We have a narrow city lot with drainage issues and this services will help immensely. We’re looking forward to having them back in the future for about 5 more projects. Highly recommended."

"I'll make this short, but could write a novel. From the start he was great to work with, then once work began dates kept getting pushed and pushed. the wrong garage door was installed, I had a garage door opener installed that I didn't ask for (but am glad it's there now), the service door was the wrong swing, the apron had to be redone due to being the wrong size and it didn't have a slope to it. I heard over and over that he was just the messenger to relay the information to his sub-contractors. the project was completed one month after the 'promised' completion date. Once the project was comlete I have to say that I'm happy with the finished product, just the process was VERY frustrating. That's the short version...take it for what you will."
