The leak being repaired turned out to be not only cracked grout, but a patio moisture barrier membrane that had been nailed down(!), and a sliding door, upper story windows and siding that had not been properly installed. And then dry rot to boot. Herve was able to cost-effectively fix all the problems, explaining clearly what would be done, what it would cost, and (when still opening things up) what the unknowns were.
