"Avoid the very expensive lesson I learned when Tate’s Paving LLC completed work at my home. I hired Tate’s to repave half of my driveway closest to the garage and porch because water was draining from the driveway toward the house and porch foundation. During all conversations with Tate staff I was specific that the only reason for repaving was because water was being directed toward the house foundation. After getting several estimates which were very similar in language and cost I signed the Tate contract. Work was completed in early May 2020 and by August 2020 the new pavement was already showing signs of directing water back toward the foundation. When I called to let them know that water was already starting to move toward the foundation a manager came to the house. We completed a short water test that demonstrated water was moving toward the foundation instead of down the driveway. Comments from this manager were 1) it is not much water 2) it is not in the contract that you wanted the water to move away from the foundation. I responded that during a rainstorm there would be much more water. And, regarding the contract, I said I did not realize that I needed to tell an expert how to do their job or have industry standards included in a contract. We reached a compromise with a fix that will address the problem in the short-term but no guarantees for the long-term should the new pavement continue to sink. So, if/when you sign a contract with Tate’s you need to make sure that ALL information discussed is included in the contract to protect yourself from a similar experience."

"It went very well. They did a real good job finding and repairing leaks in my roof, replacing defective gutters and downspouts. They then did a project to add drainage pipes front and rear. Reshaped the land and brought in topsoil to ensure that water runs away from the house instead of into it. I am very pleased and am hiring them to do additional projects. They are courteous, prompt and stand behind their work."

FAQs for asphalt paving installation projects in State College, PA

With routine care, an asphalt parking lot lasts 20 years. Plan to resurface every 15 years and sealcoat every three to five years, and tackle cracks as soon as they appear. Sticking to this schedule keeps the surface smooth, safe, and code-compliant, helping you get the full life span from your investment.

Installing a parking lot typically takes between two and four weeks, depending on factors such as size and weather conditions. The process includes ordering materials, site preparation, paving, curing time, and adding finish touches like paint striping. Please note that larger projects or unexpected weather delays may extend this timeline. Working with local professionals and suppliers can help keep the project on schedule and potentially reduce costs.

Maintenance depends on the surface you have. For asphalt, sealcoat every few years, resurface every 15 to 20 years, and patch potholes right away. Concrete lots require regular cleaning, inspections, and occasional patching. Whatever the material, create a maintenance calendar—and follow it—to keep the lot safe, attractive, and less expensive to own.

Apply a fresh sealcoat every two to five years, or sooner if heavy traffic fades the surface. Sealcoating fills hairline cracks, locks out moisture, and renews that deep black finish drivers recognize. Staying on schedule extends the pavement’s life and helps you avoid costly repairs down the road.

Professional sealcoating costs $0.15 to $0.30 per square foot, with rates influenced by lot size, local labor costs, and the type of sealer used. While you can rent sprayers, hiring a crew delivers even coverage, proper curing, and a warranty—advantages that protect both your pavement and your budget.
