"Steer clear of this company at all costs! They will take your money, complete substandard work, and then refuse to honor their guarantees or negotiate a refund. They do not stand by their work and are dishonest. Our HOA made the unfortunate decision to hire Ortiz Pest Control when we had a rat infestation in the roof of our 10 unit condo building. Ortiz quoted us at $5,875 to kill all the rats we currently had, seal off all entry points, and clean up and disinfect everything. Quotes from other companies were significantly more expensive, although they offered very strong guarantees in case the rats came back. Ortiz assured us that they could do just as good a job as those companies and would also offer us a 1 year guarantee on their work. Once we hired Ortiz in May 2018, there were significant communication issues and we generally found them to be very difficult to work with, but we tried to deal with it knowing we were saving a lot of money. Ortiz was able to get rid of the rats and complete clean up work eventually. The rats were gone from our building for about 10 months before returned. Since the rats had not become firmly established again yet, it seemed like it would be a lot easier than the first time to take care of the problem. When we called Ortiz, we got responses that they were very busy and would come inspect as soon as they could. They then stalled and never returned calls or emails for some time, during which the rat problem got significantly worse. We were finally able to get Ortiz to come back and confirm that the rats had infested our roof again. They set some traps and again were unresponsive about coming back to check the traps in the following weeks. After they finally came back to the property, they told us they had been unable to catch any rats and did not offer any resolution. They told us that their repairs to seal off entry points had held up and they could only provide a guarantee on the actual repairs they made. They also told us that they could not figure out how the rats were getting back inside and made excuses about our roof being the problem. They said we would need to replace our roof to determine if that is where the rats were coming from. When we asked them if their guarantee would cover us if they had failed to secure all entry points and the rats came back through an entry point that they had missed, they told us that the guarantee would not cover us. They said that clay tiles are generally bad at keeping rats out and the rats were probably coming in through there and there was nothing they could do about it. We would have to hire a roofing company to replace and hope that took care of the problem because they weren't going to do anything about it. They offered us a weekly trapping service at additional cost. At this point, we felt that we had paid Ortiz a large sum of money in good faith and they were not honoring their guarantee and were instead trying to get more money from us. We scheduled with 3 other companies specializing in rat removal to come and examine the situation to tell get additional feedback and quotes. All 3 companies told us that the excuses about the roof being the problem were simply lies and there was nothing wrong with our roof. The companies all said that the work competed by Ortiz was substandard. They had used low quality foam materials to seal entry points, missed entry points altogether, and not properly disinfected and disposed of insulation that contained rat scents. By this time, the rat infestation had gotten really bad and it looked even worse than when we had first discovered the problem in 2018. We got quotes from these 3 companies that ranged from $13,000-$21,000 to completely get rid of the problem for good. We ultimately decided to hire Rodents Stop to take care of the mess that Ortiz had left us for $13,000 with a lifetime guarantee if the rats ever came back for any reason. Once we hired Rodents Stop, it was amazing to see how a truly professional company works and they were extremely efficient and easy to communicate with throughout the process. I think they did more work in a couple days than Ortiz did in a couple weeks. We had our management company send Ortiz a letter in May 2019 asking for a refund and a response by the end of the month. We did not hear any response at all so we followed up with an email to them in early July. We again did not receive any response, so we followed up with text messages. They simply told us they would not refund us all the money, so we sent several follow up text messages trying to negotiate something but have received no response in weeks. I've attached text messages showing their unwillingness to honor their guarantee or negotiate a refund. At this point, there is no other option but to warn other potential customers about this company so that others will not have the same negative experience and get ripped off as we have."
