"In August 2022, after hearing about DFW Improved on a home improvement radio show, we entered into two contracts with them for a roof replacement and interior water damage repair. These contracts were based on insurance-approved scopes following the 2021 ice storm. DFW Improved began the roof replacement project first. Following the replacement, the roof continued to leak due to their failure to replace the flashings. Despite corresponding work items in the insurance scope (confirmed later by the insurance adjuster's email), the DFW Improved salesperson insisted that flashing was not part of the roof. He threatened legal action if further payment was not made. Prior to this, they presented two identical model shingles as choices, which their own roof subcontractor on-site disclosed. Upon our inquiry via email, instead of addressing the issue, the salesperson accused us of defaming their company. Furthermore, they quoted $900 for a non-existent siding hole and estimated $25,000 for a bookcase, which their own designer valued at $6,000 to $7,000. While the roof leaking issue was still unresolved, DFW Improved began interior work. Instead of submitting the agreed supplement request as agreed, they skipped necessary steps to cut water-damaged drywall. To prevent wasted effort, we instructed workers to stop. The salesperson responded, stating that workers would not proceed with any work not approved by insurance. However, he emailed the insurance company claiming that the work had already been completed, causing significant confusion for us. During the halt period, we sent out numerous issues such as broken air pipes, cracked roof rafters, missing insulation, roof holes, missing felt paper, and a leaking roof. However, we received no response other than prevaricate explanations and demanding for money. We escalated to the DFW Improved upper manager who responded that they are their best team members and disregarded our request for an alternative project team. DFW Improved abandoned the projects and warranties, and initiated separation in December 2022. Both parties engaged in negotiations over separation costs. During this process, DFW Improved unexpectedly sent four individuals to our house, claiming to inspect texture work and demanding payment. Subsequently, DFW Improved placed a lien on our house, and their lawyer sent a demanding letter stating they would auction our house and (quote)“sue Vigorously” if payment was not made, despite the mediation/arbitration clause clearly outlined in the contracts. Under this pressure, we filed a claim in Tarrant County Small Claims Court, where the lien was placed. Later, their lawyer filed a motion to transfer the case to Collin County, where DFW Improved is based. We refused to comply with a demand for $5,000 and the confidentiality requirement during mediation. DFW Improved filed a new case simultaneously in the higher Tarrant County District Court, demanding a new amount of $59,845 and seeking to enforce the lien, providing no explanation for this amount. According to their co-owner's email, their accounting book calculated that we owed them a total of $1,260 (detailed below). During pre-mediation discussions, their lawyer attempted to justify their request for $8k, citing that a significant portion was allocated to attorneys' fees. We did not engage their lawyer to send us a threatening letter containing false statements about suing us without mediation. Their lawyer also declined $65 public mediator service provided by the Tarrant Small Claims Court. Additionally, they unilaterally escalated the dispute to a higher court. We have never been late with their payments. In fact, DFW Improved made a math error by crediting the blind work twice. When we brought this to their attention, DFW Improved spent extra time correcting the invoice, and their salesperson initiated an internal investigation. Any delay was certainly not caused by us. DFW Improved filed a lien attempting to collect the costs again, despite already receiving payment. See the invoice they submitted, which completely overlooks the $35,895.76 payment we made (supported by our bank transactions). —-------------The payment schedule on the contract has major math errors—--------- Payments for the work are due as follows: Contract Total $ 194,972.33 $ 19,497.23 deposit is due at initial design meeting.(10% of the Contract Total) 20% of the Contract Total is due at the preconstruction meeting. 30% of the Contract Total is due at start of drywall repair. ←– we requested halt at this phase and according to texas property code Sec. 28.003. FAQs for major renovation multiple room service projects in Weatherford, TX

Gutting a house involves completely removing outdated elements, including drywall, insulation, and fixtures, to reveal the underlying structure. This process is not only ideal for a complete remodel but is also critical in emergency situations such as flood damage where compromised materials must be replaced immediately. Contractors follow OSHA-approved safety measures throughout the demolition to ensure a secure work environment. This method provides a fresh, safe canvas for any future renovation.

Gutting a house is a cost-efficient choice. Home renovations cost between $20,000 and $88,000 compared to the cost to build a new house of $122,500 to $411,500. The reduced cost stems from retaining the existing structural framework while updating the interior. Factors such as house size, material quality, and labor directly influence the total expenses, making a gut renovation a financially smart decision.

The cost of demoing an interior is worthwhile because gutting a house creates a completely safe and refreshed environment by removing toxic or damaged materials like asbestos, mold, and deteriorated components. Professional supervision ensures all hazards are properly managed and health and safety standards are met. This process revitalizes the home's interior and can increase its structural integrity and overall value.

Remodeling a bathroom costs between $6,640 and $17,600, with high-end remodels exceeding $30,000. The final price is directly influenced by the quality of fixtures and design features—modern tiling, advanced plumbing, and custom details all add to the definitive expense. By selecting superior materials and design elements, homeowners ensure both functionality and a remarkable aesthetic upgrade.

Kitchen renovations range from $14,500 to $41,500 when the original layout is maintained. However, changing the layout by removing load-bearing walls or upgrading to premium appliances directly escalates costs, often adding over $1,000 per modification. These precise enhancements reflect the high-quality standards and result in a transformative and efficient upgrade.

A full gut renovation typically spans between four months and a year and a half. This period accounts for the permitting process, material procurement, and the overall scale of the project. Every phase—from demolition through rebuilding—involves careful planning and execution to meet deadlines while ensuring the work adheres to safety and quality standards.
