    Comment: In November last year, we had a roof leak that damaged the ceiling in our bedroom. The leak was an easy repair but the ceiling was damaged and there's now a big hole in it. The room is a refinished attic, about 20 x 20 refinished poorly by previous owners Bad drywall work that they tried to cover up with texturing, one crooked ceiling fan. The closet functions, but it's poorly lit and the shelves are cheap Home Depot shelves. The stairs are the only cool historic part of the house left that wasn't totally "remuddled," so we'd like to preserve them for posterity and grandfathering purpose. The bathroom was finished well so we don't see any need to do anything there. List of jobs: 1 Rip out carpet. Create / replace subfloor. Put padding and new carpet in. Retain 7 ft ceilings. Rip out knob and tube if under the floor. 2 Install an egress window in the south wall. (If this triggers a nightmare permitting process with the City of Portland we could let it go.) Redo window trim. 3 Investigate replacing west windows and trim to possibly match egress window. 4 Rip out ceiling. Dispose of blown fiberglass insulation and debris. 5 Replace knob and tube wiring above ceiling, in the north wall, in floor, to front porch (wherever possible) & replace with Romex 6 Re-insulate whole room as much as possible. 7 Install new ceiling (horizontal part) 8 Repair, replace and or resurface all walls. Either skim coat or tear it down to studs to put up new drywall with a flat finish. Paint. 9 Install high efficiency lights (LEDs) with a designer's help. Add-ons 10 Add baseboards 11 Build built-in drawers and redesign the closet storage with better lighting Depending on the cost of the bedroom remodel, we are also looking at remodeling (gutting or replacing our enclosed back porch), adding a heat pump to the house and replacing our gas stove with an induction stove (so possibly need to add capacity to the panel)
