"Our project involved growing a nice lawn where we had lots of moss and bare space and had failed in previous efforts, removing damaged or overgrown shrubs and replacing them with new plantings, and nice edging all around. Edison Chae (the owner) listened to what we wanted, made good suggestions, submitted a proposal that was reasonably priced, and did what he promised and more for the proposal price. He and his crew were pleasant and professional. They left the site clean. He even went with us to a wholesale garden company to select new plantings that would work well on our property and please us. Thr crew improved the working of our sprinkler system by relocating or repairing some sprinklers and adjusting all of them to give us better watering coverage. They also removed some tree limbs where we needed more sunlight. Finally, he came back to overseed any areas that had not come in so well."

"Please get all the details in the contract about the materials. UPDATE 1/1/24: I am writing this review with my valuable time after I was thinking a lot. I found that Wladimir Simos the owner from WS builders did not do any big job and had no work experience before like mine and I let him to practice on my project as his learning school. Which was my mistake as well. There were so many issues during the construction and after the construction completed as well. I reviewed him with good rating before expecting he would fix all the issues on timely manner but I had to beg him ten times to fix his own issues and I want other people know this and not experience what i I experienced. His plumbing and Hvac work was worse in my house. They did not pass the rough inspection in three times and the final inspection was not passed in 4 times. They were making holes and cutting the joints in the places where was against the building code. My project got delayed 4 months just because of their silly mistakes. Lot of thing that I had on my original contract was not followed. He would not put the details on contract and use whatever materials he could use to save the cost. We had contract to use the medium/standard grade materials for everything and I did not know the details of materials since it was my first project. I found that he used laminated counter top instead of granite and laminated cabinets instead of solid wood and they already started chipping within 1 year from completion. He put very small and cheap vanity in my 4 full bathroom which is only 3 feet wider. Bath tub also in very low quality. I had to make him read the contact again to make him put shower glass and install pull stairs to roof that was in contract already. After the final inspection passed and we moved to new unit; the hvac system broke in both of my new addition. It took very long to fix it after more than 5 service. There was multiple water leaking in both both units from bathroom and other surfaces as well. He put the hvac in the roof instead of that supposed to be in mechanical room in the first floor. They did not put the drain pipe in the beginning and had to cut all the walls to fix it. Also, they did not put the vents for my laundry dryer and had to cut the wall again. Moreover, they had three broken window and multiple broken screen on my windows and some of them are not even replaced yet. Its one year only now and the owner from WS builder is very mad to hear the problems from his fixing. He texts me not to bother him anymore. I just had water leak from the HVAC unit and the water tray was broken and ceiling and lights got damaged. I used someone else to fix it and spent a lot. The main entrance door had air leak and it has not been fixed yet and i am losing the heat from cold air. The siding they installed had very poor and cheapest quality. It fell more than 4 times and still about to fall. Not only this; he took money to build two shades and was very low quality foundation it collapsed and I called other contractor to fix it. He also took extra money for retail wall and did not compact the soil good and the level went down afterwards and driveway got all cracked. The fence he installed should hace cement post and he did put cement and just dig holes and installed. Also he left my land to the neighbor and moved the fence toward my land. It is more lot to explain and I would not recommend this builder if you looking for quality work and perfection."
