"I signed up to begin regular monthly cleaning. Kim and I hit it off really well when she came by for an initial walk through. She took detailed notes on what I was looking for, and explained how she charges by the hour instead of other housekeepers I've used who charge by the job. I told her this could work as long as they do a thorough job and don't show any signs of wasting time. I told Kim I was particular about dust and especially wanted them to dust all surfaces, including doors. Because I had just cleaned my kitchen and the master shower, her team would not need to clean those areas this time, but all other areas were to be cleaned completely. Kim estimated that my large house would take 6 hours to clean, and sent a team of 3 to spend 2 hours (total 6 labor hours). The team seemed to work well, but I was concerned about how long it took to mop by hand (on hands and knees), so I asked the team leader to use my swiffer mop next time to speed things up. The team packed up promptly at the 2-hour mark, but I had to call them back in because I discovered that the toilet and sink in the main floor bathroom had not been cleaned. The team leader quickly rushed through that task and they left. As I walked through the house, I discovered that many areas had not been dusted, including the guest room, the 2nd floor loft, and all of the doors. The stairs to the 2nd floor also had not been vacuumed. I called Kim and told her the results. Her first reaction was, "Did they run out of time?" I told her that I hired her to do a job and I expected them to complete the job, even if it cost me more for extra time. Kim offered to schedule me for last in the day on the next monthly visit so the team could stay until the job is finished and we would have a good idea exactly how long it would take to clean my house. Kim also sent the team leader and one other cleaner a week later to finish what had been missed. This was without charge. When they arrived to finish the job, the team leader tried to blame the missed areas on her teammates, whom she described as new. I knew better, though, because she had left a list showing which team member was responsible for which area. The loft and stairway were the team leader's. I would also expect a team leader to do a walk through before leaving and ensure that her team did acceptable work. I was still willing to try Kim's service again, despite the problems with the first visit, because Kim and I had a good conversation about how to resolve the issues. As the next month progressed, I did not hear from Kim about when they would be coming back. I called her on the 21st of the month and had to leave a voicemail. One week later, I still have not heard back from her, and the month is almost over. So even if I hear from her, there are too many strikes against her and I will find someone else. Kim is too concerned about her hourly rate method and explains that it is because she has to pay her employees hourly. I can work with that, but I expect flexibility in the system to ensure that the job gets done. Don't cut the job off, half-done, at 2 hours just because that is the time agreed to. Allow whatever extra time is needed, and I will pay for that time - at least until we have a good idea how long the job should take."

A properly constructed chimney crown using quality materials can last 50 to 70 years with appropriate maintenance. Poorly constructed crowns might need replacement in 20 years or less. Weather exposure, freeze-thaw cycles, and construction quality all affect longevity. Regular inspections and prompt repairs of minor issues can significantly extend your chimney crown's useful life and prevent more costly repairs down the road.
Homeowners' insurance covers sudden, accidental damage to chimney crowns from events like fallen trees or storm damage. However, gradual deterioration from age or lack of maintenance falls outside coverage parameters. Review your specific policy details, as coverage varies between insurers. Document any storm-related damage with photos and maintain records of regular chimney maintenance to support potential claims for weather-related damage.
The chimney crown forms the concrete or masonry covering across the entire top surface of your chimney, sloping away from the flue to direct water away. A chimney cap, by contrast, is a smaller component that fits directly over the flue opening to prevent animal entry and block sparks. While the cap protects just the flue opening, the crown safeguards the entire chimney structure from water penetration.
Professional chimney inspections should occur annually to evaluate crown condition along with other chimney components. Homeowners in regions with severe weather patterns or frequent freeze-thaw cycles might benefit from semi-annual inspections. A thorough inspection examines the crown for cracks, spalling, deteriorating mortar joints, and proper water drainage. Early detection of minor issues prevents them from developing into major structural problems.
A deteriorating chimney crown frequently leads to interior moisture problems. When water penetrates crown cracks, it can travel through the chimney structure into adjacent walls and ceilings. This moisture migration often results in stained drywall, peeling paint, and potential mold growth. Early intervention through crown repair or sealing prevents these secondary damages and protects your home's interior from water-related deterioration.
