"DO NOT HIRE SHIREY. BEWARE. I sent detailed emails with photos of work I needed done. They came unprepared and then tried to charge me $105 an hour to run around getting supplies that I noted they needed to bring! Tech was NOT SKILLFUL (I have photos of wood he replaced around my dryer vent) NOT EFFICIENT (working at a snail's pace, up and down stairs many times as had "forgotten" many things in his truck (or didn't know what he needed for the job), wandering around looking in my garage in a space that wasn't related to his work at my home) NOT SAFE (didn't bring the taller ladder I had requested so stood on TOP of my 8' ladder. Said "It's not a problem. I do it all the time.") NO INTEGRITY. Tech closed up my crawl space door and said he was "done down there." I know he wasn't expecting a lady to go check the work in the crawl space and when I did, I found out what he had "done down there" - a HACK JOB on trying to replace the rotted dryer vent wood AND he left all the trash from the duct tape, tar paper, rotted wood scraps, etc. Outside dryer vent cap wasn't even screwed into wood. When I asked him, he said he left it like that so I could prime and paint the wood. I asked him to screw it in so I knew it was all good and I would unscrew it when ready to paint. He couldn't screw it in as he cut the hole too big, so there was no wood in which to screw it! He used huge nails (not wood screws) and split/cracked/broke the new wood frame that was cut too big. Horrible carpentry. And he was going to leave it like that had I not asked him about it! There was also over a 1/2" gap on the top or bottom, depending on how you moved the vent. He said he would put some caulk in the gap. I said no, to leave it. That is wasn't done correctly and I wanted it done properly. Not a shoddy job "jury rigged" and filled with caulk. I refused to pay and called Jon the owner and told him why. I requested Jon to come to my home to see the work his Tech did. Jon made an appointment to come out, then called the next day to cancel. He knows he can't stand behind his Tech's work, because he knows it's unprofessional and very bad. He said he wouldn't charge us for the visit and we would not do business again. We were repeat customers but will NEVER hire Shirey again. Shady business owner who does not stand behind his companies work. DO NOT hire them or pay them a dime. A picture is worth a thousand words. I have a bunch but nowhere to post on this review site. I hope others read the MANY other poor reviews of SHIREY and see the truth."

Seattle Patio Covers, has provided Sunrooms, Solariums, Conservatories, Pool Enclosures, Spa Enclosures, and Patio Covers and Glass Systems to the Greater Seattle area, and Pacific Northwest since 2004.

"I was surprised it only took about 4hours total, even with the last minute change we requested. My biggest concern was not to lose indoor light. Everything turned out beautifully!"

I chose to work in this industry because I have always loved being able to stand back at the end of a job and see how we made dreams a reality. We started in this industry in 2002. We describe our business as Rooted in the Community.

"I hired DB Construction to build my new home. First the quote purposely left out many thing that they could charge me for that I would have thought would be included, equipment needed, like truck and trailer, and excavating equipment. Plus the house quote did not quote a finished house, but just the shell with sheetrock, then everything else cost way more than a fair price. The build dragged on for about 20 months. Derek said it was the subs fault, but when I talked to the subs they had a different story. Derek was using the money I paid him for something other than my job. He said he had paid for things he had not even ordered, and when I needed them, they were not available. He was charging me for things he said he bought for my house ,but would not show me the bills. when I pushed and pushed I found that he had overcharge me on many things by adding more than a standard management markup and in some cases he charged me for things that I had already paid for. Now I'm dealing with two big issues, I have had calls from two subs saying they were getting ready to put a lien on my property for material that I paid Derek for in 2016 and they had not been paid by the end of 2017 yet. I keep trying to get Derek to provide me with lien releases for my project, but have not received them yet in 2018. I am also not getting DB Construction to fix the items I paid and they have not fixed the punch list yet. There is major cracking (1/4 inch) in many of the rooms where the roof trusses have shifted or sagged. Cracking and dropping of ceiling has caused my closet door not to close anymore. The Project is at least 1k over what it should have cost and the garage is not finished. I have had to hire someone else to finish the work. If you do decide to hire him for anything, be sure to get every detail in writing and definitely get a penalty in the contract for not completing on time. Since my project was over a year behind, and in fact never finished. Also lock down the management fee and what you will and won't pay for such as (drinking water, fixing their mistakes, tools or saw blades they need, and alway only hire him on a bid for the job, not time and material. Anything extra you want, get it in writing what it will cost and how much time it will add to the project. His worker are very nice, but don't expect to see Derek out at the project. He almost never visited the site of my project."

FAQs for second story addition building service projects in Mukilteo, WA

For many homeowners, building up is worth the expense because it provides the extra bedrooms or living areas that can’t be accommodated within the existing footprint. A larger, updated home often commands a higher resale price, recouping a sizable share of the project cost while allowing you to stay in the neighborhood you love. Run the numbers with a real estate agent and contractor to ensure the expected return and day-to-day benefits align with your goals.

Whether it makes more sense to build up or out depends on your lot, budget, and local code. Building up preserves yard space and involves less foundation work, but you may need to vacate the home during construction. Building out avoids staircases and can proceed while you stay put; however, it encroaches on the yard and may face setback limits. Compare both options with your contractor before making a decision.

A structural engineer will first inspect the existing foundation for cracks, footings, and load capacity. Depending on the findings, the crew may pour new concrete footings, install steel or concrete piers, add reinforced beams, or tie additional rebar into the slab. These upgrades redistribute the weight of the new floor and bring the structure up to code. Your contractor will outline the specific reinforcement plan and timeline once the engineering report is complete.
