"I needed to sell a secondary residence on Capital Hill, Washington DC quickly. I previously used Marc Dosik, HelpUSell so I called him. He personally met with me the next day at the site of the property and displayed printed comps in the neighborhood. He collected necessary information, suggested a listing price and took photos. The next day he sent me the proposed multiple listing, via email, for review. He also requested that I show the house to a potential buyer, who had recently been lost out on a home purchase due to a bidding war. The buyer was interested and asked me what it would take to a sale agreement without activating the multiple listing. I referred the buyer back to Marc fully confident that Marc would look out for my best interest as the listing agent should. Marc called me back an hour after the buyer left the property. Marc suggested an "as is" contract for $50,000 over the listing price. I agreed and I signed the contract on his lap top the next day. He gave me a .5 percent break as the finding agent.
I knew that the property had to appraise at or above the sale price and I spent the next four weeks getting the property in shape with necessary improvements and installations. The property was appraised on target and we closed the sale the following week.
All-in-all a excellent service well worth the money.

"We interviewed several realtors and Cindy stood out immediately from the rest with her energetic and inquisitive nature. She toured the clubhouse and outdoor areas with us to better understand the features and layout of the community and gain perspective as a selling tool. Cindy is patient and thorough in explaining the selling process and was always available to answer our questions. We valued her advise and professionalism. Cindy has great follow up. Our condo sold within a couple of weeks and the process was easy thanks to Cindy."

I am an appraiser specializing in personal property, antiques and decorative arts. I can assist you with cataloging your collections and advise you on acquisition or disposition of property. I provide USPAP-compliant appraisals for estates, insurance, or charitable contributions. I can also assist you with property division and damage/loss claims.

You can estimate a bathroom addition’s value between 10% to 20% of a home’s value. But this also accounts for extra square footage since homes with more bathrooms tend to have more space. When considering adding one, you should know that a bathroom generally adds only $5,000 to an appraisal price initially, with adjustments made for other factors like local home values.
Garages increase a property’s value by about 80% of the build price. The national average cost to build a garage is $23,900.
However, on an appraisal, a garage contributes to the whole rather than as a part. For example, if you have a garage, your appraiser then tries to compare it to nearby homes with garages, which often have a higher value.
A bedroom can add anywhere from $10,000 to $25,000 or more to an appraisal. It depends heavily on the size of the bedroom, the overall home’s value, the location, and what amenities it might include (like a walk-in closet).
A drive-by appraisal usually costs $100 to $150. For a drive-by appraisal, the appraiser only visually assesses the home's exterior, in addition to reviewing the real estate records on the home and comparing it to nearby homes.
An FHA appraisal costs between $400 and $700. Federal Housing Administration (FHA) loans are usually less strict, so the appraisals are often more affordable. VA appraisal fees range from $425 to $900 for a single-family home. Compared to FHA loans, VA loans can be more involved.
A home appraiser will look at the real estate paperwork related to the home, but they will also do an exterior and interior assessment. Reviews include the square footage of the home and/or acreage of the lot, the age and condition of the home, construction materials used, the general state of the economy and local market, and the design and style of the home, along with any special features it may have. While an appraiser won’t be as thorough as a home inspector, they will likely notice very obvious problems and defects.
