"Appraisal for refinancing was completed by a trainee with Skelton Associates.  Comparables used to value our home for refinancing were much older, and of lesser quality, not on cul-de-sac nor in subdivision of similar quality.  Appraiser stated the 3 comparables he selected were "in our market area", but he totally ignored true comparables by the same builder about a mile away.  Those comparables by the same builder were $35/sq ft more than our home, even with the same floor plan! 
In 2012, we made $65,000 worth of window/door improvements upgrading to expensive Premier Vue Hurricane windows & doors, which were incorrectly noted on the appraisal as performed in 2008. Other significant improvements not mentioned at all, like new upgraded HVac.  The appraiser seemed rushed, and didn't deliver to the loan officer our appraisal for several days beyond the promised date, which held up the refinancing process considerably.
I've tried to contact Skelton Associates leaving my name and number more than 3 times on their answering machine, but have yet to receive contact or a call.  I cannot in good faith recommend them based upon inaccuracies in the report, poor selection of comparables which undervalued our home when comparables by the same builder were available from only about 1 mile away, and difficulty in reaching them to request that corrections be made. 

Update to B rating regarding pricing, which apparently is common for all appraisals of this type.
