"After an unsuccessful house search with a previous agent, we were prepared to give up on our house search and focus on our expected baby. We checked Angie?s List, read reviews for Cindy Beline and decided to give her a call: what a difference. At our very first showing with Cindy, what was immediately clear was her attention to detail. We spent the entire first portion of the showing examining the outside of the house, with Cindy explaining details as small as the electrical box to the method used to shingle the house.
As first-time homebuyers, we cast a pretty wide net and Cindy worked (patiently) with us to really hone in on what we wanted. She worked exceedingly hard, always made herself available to talk, and met us often on short notice to view houses we were interested in. She was also always kind and supportive, even when we might have been a little difficult asking lots of questions.
Ultimately, we found a fantastic house. The closing process was not without its fair share of problems ? the inspection turned up a number of issues, the house didn?t appraise, and we were working with a difficult seller and selling agent. Cindy was with us every step of the way, really going to bat for us, and letting her expertise shine. We really appreciated how she walked us through the contract process in detail.
If you?re looking for a terrific agent, we highly recommend Cindy. She?s a first-time homebuyers dream, an absolute top-drawer professional agent, and an overall wonderful person.

"The service worked out really well. There was an article in the Washington Post yesterday about home inspector and what they should be doing, he did exactly what was outlined in the article. It took about three hours, we discussed what the issues were in the house and if I wanted to rent whether or not it would be worth doing that. He was giving me estimates of things that needs to be fixed, repaired and what it would cost. When he finished, he emailed me a very detailed report with pictures and everything."

You can estimate a bathroom addition’s value between 10% to 20% of a home’s value. But this also accounts for extra square footage since homes with more bathrooms tend to have more space. When considering adding one, you should know that a bathroom generally adds only $5,000 to an appraisal price initially, with adjustments made for other factors like local home values.
Garages increase a property’s value by about 80% of the build price. The national average cost to build a garage is $23,900.
However, on an appraisal, a garage contributes to the whole rather than as a part. For example, if you have a garage, your appraiser then tries to compare it to nearby homes with garages, which often have a higher value.
A bedroom can add anywhere from $10,000 to $25,000 or more to an appraisal. It depends heavily on the size of the bedroom, the overall home’s value, the location, and what amenities it might include (like a walk-in closet).
A drive-by appraisal usually costs $100 to $150. For a drive-by appraisal, the appraiser only visually assesses the home's exterior, in addition to reviewing the real estate records on the home and comparing it to nearby homes.
An FHA appraisal costs between $400 and $700. Federal Housing Administration (FHA) loans are usually less strict, so the appraisals are often more affordable. VA appraisal fees range from $425 to $900 for a single-family home. Compared to FHA loans, VA loans can be more involved.
A home appraiser will look at the real estate paperwork related to the home, but they will also do an exterior and interior assessment. Reviews include the square footage of the home and/or acreage of the lot, the age and condition of the home, construction materials used, the general state of the economy and local market, and the design and style of the home, along with any special features it may have. While an appraiser won’t be as thorough as a home inspector, they will likely notice very obvious problems and defects.
