Comment: One 31 year old, three story townhouse, in a row of 5 attached units near the bay in Fenwick Island, DE, is tilted 3.75" from east to west. The unit is only 16 feet wide and thus the slant is quite noticeable and causing major wall cracks, sliding doors that wouldn't slide and a front door that wouldn't latch and needed to be replaced. A bathroom renovation company refused to do the job since they felt the tile would crack and possibly come loose. Upon the recommendation of one geotechnical engineer, the HOA has had soil borings taken from 50' below the ground to find dry sand upon which to build helical piles (the recommended solution). We have been given mixed signals on whether this treatment can be done just on the wall that is sinking (versus all four walls of the building which would be prohibitively expensive) and what effect would securing one wall have on the other four units (which are not sinking)?
