"Kevin Koval (President of company) arrived for scheduled initial site review on time (8/29/13).  He looked over damage to wall, listened to my concerns, and took photos of site.  He discussed some options and said he needed to consult with his mason contractor before he would be able to provide an estimate of repair costs.  He said that once mason had chance to review site, I would be contacted with an estimate of cost and time to complete repair.  It took several weeks for Mason, Nick Flannery, to call me to schedule his visit for site review.  After Mason's site review, it took another few weeks for Kevin to get back to me with cost estimate, $3,200.00, which was $500.00 lower than another company's estimate.  I accepted estimate and was told that once he could make arrangements with mason, they would contact me with a schedule for starting work.  Nick Flannery arrived the day prior to start day to drop off equipment and supplies.  Nick arrived promptly, and excavator operator arrived shortly afterward to begin work.  Excavation was completed on first day, and Nick began removing damaged block wall once a reinforcing system had been installed to support upper floor while wall was being repaired.  I was very impressed with the level of professionalism Nick displayed while working.  but, he was also willing to explain what he was doing, and why, when ever I had any questions.  It took three days to complete all the repairs to wall.  I was very satisfied with the results.  I was very satisfied with the results of the overall project and would not hesitate to call either Adirondack Basement Systems or Nick Flannery in the future for any basement or masonry projects I may have.

"I am very happy with landscape work I had recently had done by G & G Landscaping. I had large evergreen bushes and a tree removed from along the front of house. They replanted the area with some smaller plants and added fresh dirt t to the area. I also had them lay some rocks out along the foundation of the back of my home and in front by the electrical boxes, with some additional plants there as well. I was happy to have this project done and they were able to complete it all in one day."

"It’s been 5 months since Todd and his crew encapsulated my crawl space but I wanted to wait to give a comprehensive review of their services and the outcome of their work. The short answer is: I’m thrilled! Here’s the story: Last summer I bought a small home which has a crawlspace. As soon as the weather turned humid I noticed a distinctly musty/earthy odor. When I had central air installed, all it did was exacerbate the situation by blowing the air from the crawlspace all over the house. To say I was distressed is an understatement. I wasn’t sure encapsulation was the answer but after calling around and doing some online research there didn’t seem to be any other obvious solutions. While I had built one new house (full basement) and gut renovated another (slab foundation) I found myself in new territory with an older home (60s) and a crawlspace. Doug came in and did a consultation. I had a lot of questions and deep dove the technical details. I’m sure it was trying for both Doug and Todd, but every question I had was answered promptly and thoroughly (something other companies failed to do). I decided to go for a full encapsulation solution with a commercial humidifier, drain, and some underlayment in particularly rough areas. Todd (and his assistant Kyle) did outstanding work and every unexpected issue they encountered was handled quickly and professionally. When they found rotting wood forms that were left from when the concrete supports were poured, they pulled them out. When they found some rough areas of construction debris around the perimeter, they cleaned that out. And when Todd found some minor seepage in the corner of the crawlspace that he traced it to the outside where a downpipe was punctured and draining too close to the house, he went and bought some new downpipe and repaired it--charging me just for the materials. To say that these guys went above and beyond is an understatement. Any homeowner knows that feeling of having made a horrible mistake and I wasn’t sure the crawlspace issue could be fixed. Not only did Todd and his crew do an amazing job but they put me at ease throughout the process. They were punctual, tidy, thorough and just generally great to work with. I couldn’t recommend them more highly! (Now if only I could find other contractors who are just as good…) P.S. The other reason I waited so long to write a review is that in my particular situation, there is little separation between the air of the crawl space and the rest of my small house. So after it was first encapsulated, there was a strong smell of… well kind of a mix between plastic and dryer sheets. It was not terribly unpleasant but distinct and noticeable (and I’m very sensitive to smells). If anyone else experiences this, I recommend buying a large fan for the crawlspace and using it periodically to move the air from the crawlspace out of the house and move fresh air in. (I bought a cheap contractor fan that pivots upwards and put it on a smart home remote). Over the course of a few months it dissipated and I’m thrilled to report that I don’t notice it at all now."

"My initial interactions with Delanson Gardens were all extremely positive. Responses were prompt, the estimate went well (though I did find it odd that no measurements were taken), a time was scheduled, the price was reasonable, and they showed up on time. Everything continued to go great up until the day the work was actually performed. That morning, I walked them through the yard to point out problematic areas and to have a refresher on what work was actually to be done. I left them to it, and went to work myself. When I arrived home, to my dismay roughly a little over half of the work that I was expecting to be performed was finished. I called the contractor to ask if they just needed to come back the next day, but was told that the work was finished. This is where things went south. I was treated with extreme hostility on the phone and could barely even get a word in. I told them I would send pictures of the areas that I expected to be completed that were skipped, and from there communication switched to email/text. I took a bunch of pictures from my yard and annotated them, circling in red all of the areas that were missed. The contractor eventually agreed to return the next day to take a look. The next day, the contractor did more work, and again decided to do only roughly half of what was circled on the pictures I sent. After many nasty emails and texts, in the end the contractor refused to finish the rest of the work, so I refused to pay full price. I deducted 10% off of the bill, paid it, and my fiance and I finished the remaining work ourselves. It's been nearly 2 months since this all happened. I wish that I could say that the grass that was planted by Delanson Gardens was coming in beautifully, but unfortunately that's not true. Some of the areas came in beautifully, but others aren't coming in well at all despite being watered the same amount as the areas that are coming in well. I do recognize that I chose to have grass planted at a poor time of year (July), and I'm sure that's part of the problem, but it's frustrating that even after everything, I still am not happy with how my lawn looks and will have to continue working on it myself. If you wish to hire Delanson Gardens, then I think you will have an ok experience provided you make sure that the contract is extremely explicit about what work is to be completed. A large part of my problem stemmed from the fact that the contract was worded in an extremely vague way that supported both my POV and the contractor's depending on how you read it. My mistake was giving them the benefit of the doubt with the contract wording based on how well the initial series of interactions went. As long as you don't make that mistake, then you should never have to deal with the problems that I did, and your experience should be a lot better as a result."
