Comment: Am in the process of selling my house. 10 years ago the foundation was off a little from the house. Had wall anchoring companies in ad then a structural engineer to give me independent opinion. He felt that a huge nearby tree was probably creating the problem. That tree was taken out. I don't believe there's been anymore of a shift. But, recently, I've gotten water in the basement. The inspector cited clogged gutters and drains on that side of the house and think that that is contributing greatly to the water issue. Today I had those cleaned out. But I want an independent review and recommendations, and bid, from a structural engineer to see if a French drain is needed, or other solutions. As I said, I don't believe there's been any shifting in the past 7-8 years. I need someone to look, and provide a bid by next Wednesday. And the work would likely be done after that.

Comment: Located in Pleasant Hills, PA the grade slopes downward from the back of the house to the front of the house. The basement walls are made up of CMU's and I assume the footing is a concrete footer, but I do not know. The walls in question are not accessible without excavation. The previous owner added an addition in the 80's and i will refer to the addition as the "new side" and the original as the "old side". In the old side, they drilled weep holes to allow the CMU's to drain, but did not install any interior wall drain. They just let the water run across the basement floor to a drain located in the middle of the basement floor. In the old side, only the backwall is an issue and it is approximately 10 to 12 feet in length. In the new side, there are no weep holes drilled to allow for drainage. I believe the CMU's are filling up with water, as peeling paint and water damage appears on the walls. There is also a drain located in the middle of the basement fl
