Homes in regions with extreme temperature fluctuations or frequent storms may experience shorter lifespans, often closer to 15 to 20 years. Regular maintenance and prompt repairs can help maximize your roof's functional lifespan.
The cost difference stems primarily from material composition and manufacturing complexity. Three-tab shingles feature a single-layer design requiring less raw material than the multi-dimensional construction of architectural products. While this makes them more affordable initially, they offer less wind resistance and shorter warranty periods than their architectural counterparts.
Warning signals include curled or buckled shingles, bare spots where granules have disappeared, missing shingles, visible cracks, and granule accumulation in gutters. Inside your home, water stains on ceilings, light penetration through roof boards, or sagging sections indicate serious problems. Industry professionals recommend evaluation for replacement when roofs approach 20 years of age.
While technically possible in some situations, installing new shingles over existing ones is not recommended by roofing professionals. This approach adds considerable weight to your roof structure, prevents proper inspection of the underlying deck, and may create moisture issues. Many building codes limit homes to a maximum of two roofing layers, requiring complete removal before new installation if that limit has been reached.
