"Matt at Black River Radon made sure he designed a system that vastly reduced the radon level in our basement. Unlike other companies that did not return my phone call, Matt called me back promptly and then patiently walked me through the answers to my many questions. You and your family will be in good hands with Black River Radon, a business that takes the safety of your family seriously and takes pride in the results of their work."

"Randy was personable but stayed on task as he went through the inspection despite the home owner not vacating for the inspection. Since the house overall was in decent condition most of the inspection involved pointing out minor repairs or future projects. However one of his findings led to a contingency being placed on the sale of the home which justified the cost. The termite inspection turned up minor damage, which was at least 10 years old. The inspector did point out the house had been treated for damage at one point. One final note, Housemaster used a preprinted form that guides the inspection. It keeps the writing down and makes the inspection a 3-4 hour job. However, other inspectors I have hired take notes then issue a report days later. The report is available upon job completion."

"Very prompt in scheduling my home inspection. Met me at the property and clearly explained all the details he was including in his report, as well as answering any questions I had. Very thorough with both home inspection and termite/pest inspection. Returned a couple days later to get the radon readings and pick up equipment. All in all, the whole thing was very hassle free, which was a blessing in the whole home buying process."

"Steve arrived a few minutes early, talked about what he would and would not be looking at, basically he looked at anything he could inspect without completely taking things apart (he did take access panels off, just advised that he wouldn't be breaking into walls). He didn't mind that I walked through with him and asked questions. He was very thorough and found a few things that while not deal-breakers, where things I definitely wanted resolved by the seller. He was professional and courteous and obviously has a good deal of experience. His report was thorough and quick, he gave me a hand written copy upon completion, e-mailed typed copy later that night (to me and my Realtor). <br /> Since the Radon test requires 48 hours, I didn't get that the same day, but he emailed the results shortly after he picked up the test device and got them himself. He also left a contact card and notes explaining the Radon test to the seller near the unit in the basement, as well as on the dining room table and on each door leading out of the house. <br /> I would definitely use him again! <br />"

"Prior to moving into this new-to-us house, we had an active monitoring radon test performed and found that the house had an average reading of 5.0 picocuries/liter. The EPA recommends mitigation above 4.0 picocuries/liter, so we decided to install a radon mitigation system. Radon Environmental Services seems to be the only game in Toledo for radon mitigation, but the pricing appears to be in line with national averages. The crew (3 men) from RES was punctual. They were polite and professional in demeanor. The supervisor explained what they would be doing and solicited my opinion as to the preferred exterior venting location. It turned out that, due to block walls in the crawlspace that were there to support a fireplace, the original venting location (on the side and toward the rear between houses where there are no windows) could not be used. This meant that the venting had to go on the rear and not as close to the corner as the supervisor would have liked. However, the placement on the rear is still out of sight of the rear windows (from inside the house) and the exterior vent there isn't visible from the street, so I'm actually pretty happy with the location. The hole for the access to the drain tile system in the basement was in an out of the way place by the furnace. Installation took about 2 hours from start to end. The installers cleaned up after themselves completely. At completion, a long term test kit was hung in the basement. In about a week or so RES will call to pick up the kit and have it processed in order to verify decreased radon levels. Call me jaded, but I'll probably do the same thing myself just to really make sure. The blower fan has a 5 year manufacturer's warranty and Radon Environmental Services guarantees radon reduction for 10 years. Assuming that post-installation testing reveals an average radon level of below 4.0 picocuries/liter, I'll be a happy guy. I certainly have nothing bad to say about how the installation itself was performed. <br />"

FAQs for radon gas abatement projects in Avon Lake, OH

The only way to know whether your home or water supply contains radon is to schedule a professional test. A qualified radon inspector will collect samples, deliver lab-verified results, and explain the findings for $150 to $800. Once you know your exact levels, you and your radon mitigation pro can choose the right system and tackle the problem before it affects your family’s health.

Both roles tackle radon, but they focus on different steps. Inspectors test your home, interpret the results, and determine whether levels exceed EPA guidelines. Mitigation pros design and install the system that lowers those levels. Some companies do both, but the skills and equipment differ, so always verify that the person you hire is properly certified for the specific service you need.

Installing a mitigation unit fixes radon problems by reducing indoor gas levels to established safe standards. A system designed and installed by a mitigation expert, tailored to your home's specific layout and foundation, guarantees effective radon reduction. This expert installation ensures consistent performance over time while safeguarding your indoor air quality.

Open windows and doors do not reduce radon levels because they trigger a pressure imbalance that draws radon-laden air into your home. This practice fails to control radon concentration and can even worsen the issue. An active suction mitigation system provides a proven, safe, and effective solution to reliably reduce radon levels.

Radon mitigation systems generally last between 10 and 30 years, depending on system type and maintenance. Passive systems endure the longest because they have no moving parts, whereas active systems, which use a fan, require fan replacement every 5 to 10 years. System components, such as PVC pipes, seals, and fittings, can remain effective for decades when paired with periodic inspections and proper maintenance.

Radon mitigation systems consume between 300 and 3,000 kWh of electricity per year, depending on fan size and system design. On average, an active radon fan draws 100 to 300 watts continuously, which translates to roughly 876 kWh annually, and adds $30 to $300 to your energy bill each year. Choosing a high-efficiency fan and ensuring tight sealing around pipes helps minimize these ongoing costs.
