"I measured the square footage and was given a price quote over the phone.  I believe that they will charge more per square foot if your popcorn ceiling is painted.  I was told that they need a 10 day lead time for getting the permit filed, which was good to know.
They were able to come out on the date that I requested and took care of the project in two days.
Day 1 They put up the plastic all the way up to the ceiling in all the rooms.  I asked for access to the kitchen for the night, so the created away for me to be able to get in there.
Day 2 The removed all the popcorn from the ceiling and disposed of everything.  They did very little damage to the ceiling, so it will be easy to repair.
(They did the entire job why the family was at school or work, which was very convenient for us.)

"1. The owner of the company came to give me an estimate, very friendly, until I got the total new cost--the deal, plus the paint, plus the old lead paint issue--and when I acted shocked going from the $1200 "deal" to $7000, he snapped at me. I am paraphrasing, "Cost increase was because of the lead, and it was in the fine print on the deal, I needed to read the contract." This seemed logical, but his angry response was weird. His reaction made me reluctant to give any feedback or complain for the rest of the job.  My fault, yes, but not a good business style on his part.
2. I regret not getting a second opinion on this job.  My house is only 920 sq feet, a small simple box, and it is almost entirely BRICK!  Looking back, I think this was too much.  I feel so stupid even writing this.  And the deal was only for the work, I had to buy the paint and the high cost of scraping.  But I was in fix-it mode, and I wanted to get it done, so I signed up anyhow.
3. I was bothered by lack of communication; I had no idea when anyone would show up or leave. The owner never returned to the site, and the very nice, super hard-working men were difficult to converse with, no one's fault, just that I speak limited/no Spanish.  The guys were very nice, very polite, and so hard-working it was worrisome. The scraping of the paint took forever, and not knowing when men were coming or going verged on creepy.  One evening, after almost a 12 hour day, I walk around to the side of the house and there was still a guy up high on a ladder silently scraping away. I thought I was alone. This happened a lot.  I had no idea how long the whole job would take, I had no schedule of coming and going.  It was odd.
4. There were many white drips on my red bricks.  I felt the work was not crisp and precise.  So much so, I was at the point of not telling the stressed out boss about these hard working guys, so I went out and bought my own "brick colored paint" to cover all the white spots of the drips and hired a different guy to paint on a Sunday to make it look better.  I also asked the workers on site to scrap them off, or clean up.  It was an issue.
5. My lavender hedge was trampled--really all of my shrubs--because it had to be pulled back & taped with blue tape so they could lay plastic and capture the lead paint flakes.  I know there are rules to protect the earth, but my lavender was ruined.  Totally stepped on, deformed, broken.  I also had a young man jump off of the top of the car port and crush a young tree, totally dead, flat to the ground.  A year later I was still finding blue tape wrapped around bushes, old paint cups under the bushes on the side of the house, and MY huge lopping shears thrown under a bush, rusting in the rain.  They had used my tools from my carport to trim branches.  I am happy to lend, but ask, and then put stuff back.  I assume it was just young, tired, forgetful workers. There was 0% chance anyone else put them there.
6. This last problem I could kinda blame myself for, but when a house has to be scraped for lead paint, they have to cover all windows inside with plastic, and tape with blue tape.  They missed one of my bedroom windows and didn't tape it.  I went out and told the guy working on the taping, but he shook his head yes, but still didn't tape it.  Then I told the guy who seemed to be the leader, and he said everything would be ok, but still didn't tape it.  I was just tired of having to manage everyone, so I gave up.  Never got taped.  When they took down all the plastic from the windows, they also left the plastic on windows in the extra bedroom--I basically had to undo the plastic from that room myself.  I know it is only someone forgetting, and at the end of a long day we all forget things, but there were so many things, it got to be too much.
7.  I also got new windows that summer (different company) and there was a huge paint drip on my new window.  I did call and they did send out the father of the young owner who scraped the drip off.  But why didn't the painting crew see it and fix it?  Why wasn't there a walk through at the end with the owner, like a punch list of corrections so I could tell him and show him? I felt the whole experience was a burden on me. I was managing the crew.
8. I feel bad telling these problems to the world, but they are all true.  That is why I waited so long to rate the company, I feel bad.  I understand it is hard to run a small business, but I would never recommend them to anyone because it was such a chore to monitor the work that was overpriced and of mixed quality.  I felt, because of our very first meeting,  the response I would get would be an argument, so I didn't communicate with the owner, but I did communicate often with the lead man who was painting. He was great.
9. I wonder if the 'deal" created so much business that this company was overwhelmed.  I am sure sunny weather is prime time to fit everyone in, but if one is stretched to the point of poor quality, then it creates problems.  At one point, a year later, I texted and asked if my lavender plants could just be replaced and that would be enough to keep me from complaining, and the owner agreed, as no one wants a bad review, but I felt that would not honor what Angie's list is all about, so I never went through with it.  There were too many issues. But in his favor, it also proved this is an owner willing to address issues if they are brought to his attention.  He was willing to work it out, and that is a good thing and a big deal.
10. Balance my review with all the recent good reviews. I did get a house that is painted, but it was a hassle.  However, that was 2 years ago, and other reviews seem to show that good work is being done, so things have changed.
11. My low rating on responsiveness was the communication problems on site, which were very difficult.
12. Bottom line:  if I pay this much for a job, I don't want to even have a second of worry that bushes are crushed, trees are dead, drips are left unnoticed, edges are sloppy or trash is left in the yard.  I don't want to be the foreman overseeing the job.  That is what homeowners really hate...leaving more problems behind for me to deal with.
