"The most visible improvement is actually at the front edge of our building, not across the main roof surface. Water had been reaching the rooms below the cornice, and several interior repairs failed because the entry point was higher than the damaged ceilings. The roof edge, masonry, and metalwork all needed to be considered together. An inspection found failed flashing where the membrane turned up behind the parapet cap. Several masonry joints above that line were also open. The field membrane showed enough age and previous coating that rebuilding only the front edge would have left us with an older roof behind new flashing. Masonry repairs were completed first under a separate portion of the project. The old roof was then removed, revealing damaged wood along a limited section above the cornice. The remaining decking was sound and stayed in place. New insulation and modified-bitumen roofing were installed, followed by perimeter flashing and the prepared metal edge."
