"I had just purchased a townhome with 4 bathrooms and they are all the original toilets from the year it was built, 1993. Every unit was operating fine to my knowledge except for one that would keep running. Shane came right at 8am and in about 35 minutes went to every toilet, tested it for any possible leaks, and noticed that the water level adjuster was not set right. I mentioned to him that the flush on every toilet seemed very "weak" and that was right away what he looked at and showed me, that the water level was set too low, so the tank was not filling to the proper level to give the right amount of a "flush." <br /> Shane also took the time to show me a very easy fix on the toilet that I was complaining about running, and it was that the chain was getting stuck in the flapper valve, so that was a simple fix.
