"We had Robert inspect a very large, aging, unusual property - a barn that had been converted into a home forty years ago. We knew there would be issues going in, but we wanted a very clear baseline of all existing problems, and we wanted to make sure there were no safety issues. Robert was punctual and professional, and I immediately knew that all the positive reviews had been right. He inspected the exterior of the house and deck first, finding several issues he suspected would cause moisture problems in the basement, and he was absolutely correct. He used a drone to inspect the barn roof and captured clear photos documenting things as small as exposed nailheads that need repair. His process in inspecting a very large home was thorough and efficient, and he caught numerous issues, like a sagging spot on a ceiling and a bedroom door that wouldn't close, that we hadn't noticed. We also paid $60 extra for an infrared inspection, and Robert noted at least 3 areas where the insulation in the wall was missing or sagging. His insight was also clear in the report, which had an abundance of clear, well-labeled photos that provided us with the data we needed to start a list of repairs we plan to make in the future, as well as noting seeming structural issues that prompted us to hire a specialized inspector to look over the property. I had a bad experience with a Realtor's inspector in the past, who didn't report obvious problems like disconnected HVAC ducts in the crawl space, and Robert absolutely made up for that bad experience with his proficiency. His price was also very reasonable - it took 3.5 hours to inspect a 3000 sq foot house with 2000 sq foot basement, and we paid $675."

"I put an offer in on a home in Fenton, MI so I had the inspection performed by Todd from TNT Inspection Services. He was very easy to schedule with and very informative right from the start. Since this was my first time buying a house and getting an inspection done, it was nice to have someone that explained the process and an overview of what he will be doing and what to expect before we even met at the house. He went to the house a few days in advance to set up a Radon Test, which he does with a state of the art testing machine. When we met at the home he was VERY thorough, not afraid to crawl into the tiniest corners of the house to make sure he didn't miss a single thing. Anywhere he noticed something he made me aware and gave me an overview of what I can do to prevent problems in the future. The report he provides with photos was very easy to follow and provided not only notes on possible problems in the house, but some helpful tips and advice. I would recommend him to anyone in need of a home inspection and would be the only call I make if I were to look at buying another place in the future. As an added bonus, his wife bakes awesome chocolate chip cookies that he brings for us at the inspection. They definitely go above and beyond with customer service."

"If you are a first time home owner, you need to hire Patrick. Your realtor will try to direct you elsewhere but that is because he goes through every part of the home, dissects what is going on, and then tells you what is right or wrong, why that is important, and what the future maintenance schedule & costs will be. You will be at the house for 4-6 hours, yes it takes a long time and its not for everyone, but youll feel much more comfortable knowing what it is you are buying. He worked with my schedule and also provided a radon test for $150. Finally, it does not sound like many inspectors enter the attic. Patrick does, and becasue of that I was able to cut down the final sales price by several thousand dollars, he paid for himself."

"I called Milestone and even though they do not service my area, they were nice enough to give me advice and answer questions pertaining to the radon testing and remediation process. This company has been radon testing for some time and knows its stuff. This was above and beyond since the company knew they would not make any money from this.
