"<p>I was impressed when Sean Meyer returned my initial phone call the same day. He was courteous and professional and interested in doing the work I described. We met several times to go over the job and set a time for it's completion. I added more work the more I thought about what was needed, and this was no problem, he was very willing to add to the project. He was able to start a week before planned and I was out of town for the birth of a grandchild. That was no problem! We talked over the phone and when I returned, all the work was done and was done well. I would have to say this project was relatively stress-free for me and that was because of working with Sean. I would recommend him to do any work a friend might have, large or small. </p> . <br />"

"My service tech, Jordan Foy, called promptly in the morning and arrived right on schedule. He was friendly, knowledgeable and did a great job installing my sump pump and the underground line. He made sure I approved of what he was going to do each step of the way. He was also very nice to my golden retriever puppy who wanted to be his assistant. I will be using Ayers Basement Systems again for additional work on my basement next spring."

"The first experience we had with Don was amazing.  He came in and converted out garage in to a step down living room.  His attention to detail was incredible.  The following year Don came in and remodeled our partially finished basement and put in a full bathroom, drop ceiling, and finished off an office.  My family then purchased a couple of cabins on Otsego Lake and we hired Don to gut them and remodel them completely.  From start to finish, you will not find another contractor that is as thorough as he is.  His ability to do just about anything has made him my "go to man" when it comes to remodel projects.  We will be contacting him again in the next couple of months to have him do another addition on our home as this man is an absolute magician when it comes to carpentry!   Nobody else will ever do work for us again and he comes highly recommended to anyone who has ever seen what he has done to our home already. <br />"

"Our builder uses ProBuild for his material.  We live 3 hours away from the area and <br /> stopped by to select our exterior door. <br /> Even though we had our windows, shingles and siding selected with our <br /> builder, Jim Wagner from this ProBuild took the time to go over everything with us while we were <br /> there. <br /> We discovered a few things that had to be checked on with the various <br /> manufacturers, after we left so we had to go back and forth with Jim by <br /> email.  There were several emails and he was very prompt getting back <br /> with us.  What I <br /> liked best was that he made sure we were all on the <br /> same page before he ordered the material.  From past experience, this is <br /> very important. <br /> The framing was also ordered and our builder <br /> uses Jeld-Wen for windows and doors.  We will have to see their framing <br /> material so will have to see that quality.  We have never used Jeld-Wen <br /> so we will have to get back on the quality and cost comparison. <br />"

"We had three issues with our home and decided to call Adelaine Construction for a bid. <br /> <br /> 1. The fireplace box began by being damp and then eventually water formed a puddle, and later during horizontal rain storms, a gallon or so of water poured into the firebox and elsewhere. Over a 9 month period we had a chimney sweep, a contractor, a fireplace installer, and a few "experts" with ladders inspect and theorize what the issue(s) were. We finally called Adelaine Construction-they fixed it considerably under budget and for less than $75.00. The fireplace has been dry ever since--even during the most intense summer rains. <br /> <br /> 2. Where the attached garage roof line meets the rest of the house there has been a problem with rain and, in particular, snow/ice buildup since we built our home. The cement board on the house wall under the garage roof began to show signs of water damage after three years. We had the cement board painted once and it looked good for one season and it returned to its pealing and shabby state. Adelaine Construction determined the cause of the damage and recommended replacing the damaged cement board siding, priming and painting the new siding, installing a commercial grade gutter with snow and ice melting cable, installing the necessary electrical service--complicated by the fact our circuit breaker box was full--and a handy lit on/off switch. It is amazing how nicely the downspout matches the house. <br /> <br /> 3. Our last project was the most long-term issue we have had with the house. Although it is too complicated to explain how the house was built and why the front paver stone porch leaked water into our basement, however, Adelaine Construction developed a plan to remedy the core cause of our periodic dripping ceiling in an unfinished room in the basement. We had previously invested $3000.00 to “fix” this leak with a former friend, who is a licensed general contractor; it did not work. Although there was never a lot of dripping after a rain, it was enough to not allow the room to be finished. Adelaine Construction urged us to fix this whether we finished the basement or not—we did. For less than what we spent on the first attempt, we now have a completely dry basement. <br /> <br /> The communication of the repair plan and estimates, the issues, and the timelines was excellent; we felt in the loop about every detail. The execution of each project and cleanup was very professional. When a subcontractor was needed, Adelaine had a representative/project manager here. <br /> <br /> All I can say how incredibly fair Adelaine Construction has been to us, and how confident we feel about the work they have done. When the need arises, we’ll be calling Adelaine."

"Bruce arrived to start the job on time and is quite methodical, with everything going in the right order. He has the tools to do ANYTHING and completely filled our 2 car garage with tools, materials, cabinets, etc. Since everything was replaced, he had to use skills on so many levels, including dry wall, insulation, flooring, electrical, plumbing, granite work, painting, heating, etc. I think he truly excels at molding/trim work and the cabinet installing. Perfection. An example of true attention to detail: Since they had to cut into our floor joists (beneath the bathroom) to accommodate new drain systems, Bruce took it upon himself to find a local metal fabricator to create steel U-shaped supports so that our floor remained as strong as before. Some people would have left that out.... He wanted things to be correct and often asked for our approval...making any changes we requested along the way. He is approachable. He had a great, professional introduction the first day we met and proposed a budget. Why we did not give Bruce all A's---and if there is any down side---it would be a rather severe minimizing of the total amount of time needed for the project. As a builder, he is hard to fault in that we did stick to our agreed budget and if he was working for weeks beyond the planned completion time...well, it was not costing us any more. I believe Bruce to be a very honest person and understand that any building project has delays. Toward the end, as another project became reality, I believe Bruce lost some focus here. That said, we are happy with our finished bathroom and make a positive recommendation. Your Designs LLC can be trusted. ((I am having trouble porting over pictures...sorry...if I can add them later, I will. For now, I can say I think it looks just as we planned...and this company delivered!))"

FAQs for basement remodeling projects in Carp-lake, MI

Finishing a basement turns unused square footage into livable space and returns up to 70% of what you spend when you sell your home. Beyond that resale boost, you gain a playroom, home office, or guest suite you can start enjoying right away. That mix of daily comfort and solid return on investment (ROI) makes basement finishing one of the smartest upgrades you can tackle.

In some parts of the country—especially lots on swamps, high water tables, or other wetlands—local codes prohibit basements. Saturated soil puts constant pressure on foundation walls and lets water seep in faster than any sump pump can handle.

If your property sits on waterlogged ground, building on a slab or crawl space is often safer, more affordable, and code-compliant.

Most basements wrap up in four to eight weeks. Framing takes three to five days, with electrical and plumbing rough-ins following over the next week. Add five days for drywall, two to three for flooring, and another week for paint, trim, and punch-list items.

Delays can happen if materials run late or your contractor’s calendar is packed, so build in a little cushion when you plan.

Whether a finished basement counts toward your home’s official square footage depends on local rules. Many areas only include below-grade space if it has code-approved egress, fully finished walls, ceilings, and floors, plus consistent heating.

Check with your local assessor or building department before you start; meeting those standards can affect taxes, appraisals, and resale value.

Building codes require a checklist: dedicated heat and electrical service, a code-approved stairway, and at least one egress window or exterior door. Walls, ceilings, and floors must be fully finished and meet insulation, ventilation, and fire-separation standards. If you add a bedroom, you’ll also need a closet, proper clearances, and safe exits. If you change the layout later, be ready to update the space so every new room still meets today’s code.
