"As a first time home buyer buying in an inflated sellers housing market in Miami, FL, Joe is the inspector you want on your side. Our initial phone call was extremely thorough and detailed. He provides templates of his inspection reports for your review and goes into detail about what a general inspection includes and does not include. The day of inspection, Joe came with modern technology and equipment for recording and documenting all the issues he noted from the aerial view of the roof all the way down into the crawl space. Joe noticed I had water damage under the subflooring of the crawl space and I brought in a specialist the very next day. Turns out the home I was looking to purchase has 40k worth of repairs under the crawlspace and although the house was “renovated” this kind of repair requires all the flooring to come off including the new kitchen cabinets and new remodeled bathroom tiles and shower/ tub. He sent my inspection report the night of the inspection and it was so detailed. He had multiple pictures of the issues he saw, not just one photo and he even ran estimates of the repairs but advises to get specialists for each item for more accuracy. I highly recommend you get an inspector that’s this thorough and on YOUR side as the buyer."

"His report was very detail with numerous complementary pictures. It allowed me to immediately schedule some repairs.
However, there were several incorrect statements.  He said I did not have any working smoke detectors.  I tested the one in my living room and it worked, in addition, he said I did not have a carbon monoxide detector.   I did  have a carbon monoxide detector in the down stairs bedroom. It has an audio message that told me my batteries were low the night before and I had batteries on the kitchen counter when he was there.  
It was morally wrong for him to tell me about other needed repairs without  telling me my smoke detectors did not work.  I would not leave a house thinking that.the house had no working smoke detectors. I  also have fire department records of my carbon dioxide detector going off and it was an error. 
Also,  I called Duke power on  serving  my hot water tank through my appliance contract and the man said Duke does service the box for my area. problem that he said they did not deal with , but they did. They are ordering and placing  the items near breakers.
