"Robert is FANTASTIC!!! The regulations that a typical home inspector must work by are not as thorough as most home buyers would prefer...luckily Robert is not quite typical. He is thorough to a T exploring the home from basement to chimney top. I would hire him for every home I look to buy in my future. Very confident and happy with his work."

I am the owner and single inspector for my company. I take pride in performing the best and most accurate inspection in the industry. I keep up to date on new technology within the Home Inspection industry by being and active member of ASHI and InterNachi, which require continuing education requirements above and beyond state requirements. Stearns Home Inspections creates a thorough inspections using state of the art reporting that is room specific for your unique home. This program breaks down the home being inspected into specific categories such as: Grounds, Exterior, Roof, All Interior Rooms, Basement, Structure, Foundation, Attic, Electric, Heating, Plumbing and AC if applicable. The state of the art software keeps up to date on changes in the industry and breaks down each category into very detailed sub categories. This provides you with a unique and very specific inspection report for your home. It creates an Overview report which discuses; The Scope of the Inspection, Main Entrance Faces, State of Occupancy, Weather Conditions, Recent Rain and Approximate Age It creates a Summary Report of specific items to give you a quick glance at the entire home inspection. In this section as stated on the report is in order of; Items Not Operating, Major Concerns • Potential Safety Issues • Deferred Cost Items • Improvement Items • Items to Monitor I provide this Inspection Report via e-mail in a PDF form within 24 hours of the inspection. I am also available for calls if any questions were to arise. I am here to help make this a smooth transition while providing you with the most comprehensive inspections to understand your new home.

"I had a really poor experience with this company, who installed a radon system and then a sump pump. When they installed the radon system they sealed the sump pump but didn't attach the pipes properly and it spilled dirty sump pump water all over the basement floor multiple times. They came back to replace the sump pump and the installer broke my dehumidifier, which had been emptying into the sump pump. I stupidly told him that I had repaired it once before, because he was young and I felt bad and I didn't want to get him in trouble with his boss. In reality it had been solidly repaired and would have worked for years. I could have just repaired it myself again but he tried to fix it himself and failed miserably and the basement was flooded a 4th time, and now the dehumidifier was unrepairable. So I was out a $250 dehumidifier and a basement carpet. After all this I stupidly tried to be reasonable with them but they were playing hardball, trying to get out of paying for any of the damage at all, which dragged on for months. They finally agreed to pay for some, but then upped the starting price because they said I had been given another discount that they were now removing. I'm out about $325 and months of hassle on top of what I agreed to pay them. The true test of customer service with any company is not how nice they are at first, but how they treat you when something goes wrong, and this company failed that test miserably."

FAQs for radon gas abatement projects in Chesapeake City, MD

The only way to know whether your home or water supply contains radon is to schedule a professional test. A qualified radon inspector will collect samples, deliver lab-verified results, and explain the findings for $150 to $800. Once you know your exact levels, you and your radon mitigation pro can choose the right system and tackle the problem before it affects your family’s health.

Both roles tackle radon, but they focus on different steps. Inspectors test your home, interpret the results, and determine whether levels exceed EPA guidelines. Mitigation pros design and install the system that lowers those levels. Some companies do both, but the skills and equipment differ, so always verify that the person you hire is properly certified for the specific service you need.

Installing a mitigation unit fixes radon problems by reducing indoor gas levels to established safe standards. A system designed and installed by a mitigation expert, tailored to your home's specific layout and foundation, guarantees effective radon reduction. This expert installation ensures consistent performance over time while safeguarding your indoor air quality.

Open windows and doors do not reduce radon levels because they trigger a pressure imbalance that draws radon-laden air into your home. This practice fails to control radon concentration and can even worsen the issue. An active suction mitigation system provides a proven, safe, and effective solution to reliably reduce radon levels.

Radon mitigation systems generally last between 10 and 30 years, depending on system type and maintenance. Passive systems endure the longest because they have no moving parts, whereas active systems, which use a fan, require fan replacement every 5 to 10 years. System components, such as PVC pipes, seals, and fittings, can remain effective for decades when paired with periodic inspections and proper maintenance.

Radon mitigation systems consume between 300 and 3,000 kWh of electricity per year, depending on fan size and system design. On average, an active radon fan draws 100 to 300 watts continuously, which translates to roughly 876 kWh annually, and adds $30 to $300 to your energy bill each year. Choosing a high-efficiency fan and ensuring tight sealing around pipes helps minimize these ongoing costs.
