"We cannot say enough good things about this company and the employees who represent it. We've used them for 12 years and they are very consistent: Always prompt and responsive; always fairly priced; always unfailingly polite; trustworthy. They stand behind their work (we have experience with this! You wouldn't believe what they had to do to stand behind a manufacturer's defect that had nothing to do with them...) If every company was this good think what a great world it would be!"

"I have used Shorty at least 5 times since 2004 to clear blockages in the main drain on my homes. Every time I call him he treats me great on the phone. When he shows up, still the same nice guy. His prices are great and he works quick. I've never had to wait more than 24 hours for him to show up. He shows up, gets the job done, and leaves with a smile...even after being up to his elbows in your waste. Now that is professionalism!"

"<strong>Why We Choose Ed</strong> <br /> We had been looking for a plumber for around a month when we found Ed. We had several plumbing projects but one in particular that was bothersome. We?ve had a toilet flange that has been problematic for years. It was not flush to the floor causing our toilet to rock, which eventually caused the flange to break. Recently we tried to install a new toilet using the broken flange and decided we needed to have it fixed. <br /> Many of the plumbers we called immediately said that we would probably have to chip up the concrete in our basement floor to <br /> countersink the flange. This was worrisome to us as we had concerns about what future damage that might cause to our concrete subfloor. Also, we had concerns that if we wanted to install tile later on that the flange might end up too low below the floor to be effective. <br /> Ed?s response to our concerns was very practical and reassuring. He let us know that he couldn?t effectively evaluate the issue until he saw the toilet and that to truly know what flange solution would be appropriate he would have to remove the old flange. <br /> <strong>Ed?s Solution</strong> <br /> Needless to say we had Ed out and he was great. He removed the old flange, determined that a normal flange would still be too tall and wouldn?t allow the toilet to sit flush to the floor. Ed ended up installing metal rings that he bolted into the concrete subfloor. (A product he has used in his own home.) These rings weren?t as tall as a normal plastic flange and the bolts he used to secure the rings to the floor were much less destructive than having to chip out concrete to counter sink the flange.  Plus, we can use the flange as is if we ever decide to install a tile floor. <br /> Thanks Ed. We?re so happy to have a working bathroom again. <br /> <strong>Pricing</strong> <br /> We got several quotes and felt Ed?s pricing was very competitive if not slightly more affordable than most. <br /> <strong>Ladies Looking for a Plumber</strong> <br /> I work from home so I am typically the one hiring and letting vendors into our home to do repairs. (As well as coordinating repairs <br /> for our rental properties.) Finding professionals that I am comfortable with is always a priority. Ed is great! He is very much the loveable grandfather everyone wishes they had. Except he?s even better because he?s a great plumber! <br /> <strong>Who Are We?</strong> <br /> My husband and I are both professionals who also manage several rental properties in our spare time. <br /> <br />"

"OUTSTANDING, did the job in 2 days when promised 3, cleaned up after himself and did exactly what was asked for. Wrote out a detailed estimate of each items' cost (requested) and reduced prices on some things he had estimated that weren't needed. He ensured all items were done to code and completely reconfigured the main floor bathroom plumbing, which was very aged. All items installed neatly and to perfection any OCD Person (like myself) would appreciate. Would hire again in a NY minute!"

"Tom arrived at designated time, disconnected and removed old water tank and then installed new tank. Tom is very professional, personable, has outstanding work ethics and has always been able to respond when I contacted him in the past for problems that arose. Tom also checked water lines, faucets for possible problems which I appreciate as preventing problems. He then took the time to explain things to me. Anita, office staff member is very pleasant and easy to speak and work with. I have recommended Tom in the past and will continue to do so; I am that satisfied. <br />"

FAQs for plumbing installation for a remodel or addition projects in Collinsville, IL

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
