"Beware: Overbilling, bait-and-switch, and Miscommunication I hired Groundworks (Saint Paul, MN) in June 2025 for a combined structural support and waterproofing project at my home. The project was advertised as a complete solution to address foundation wall deterioration and structural support. What happened: The contract and engineered plans explicitly called for cast-in-place (CIP) footings for each I-beam and a vapor barrier. I paid for these as part of the $70,000 project. After the work was completed, I discovered the CIP footings, vapor barrier, and other items were not installed, despite being billed and included in the plans. The installed I-beam system does not support the weight of the house, only lateral wall movement. This was not explained during the sales process. When I asked for clarification, I was told ?site conditions vary from the plans,? but no specific conditions were identified. Revised as-built plans were submitted instead after I raised concerns "

They dumped snow on top of my mini split and the immense weight ripped the mini split off my house and stand. Now itâ s about to fall to the ground. "I researched basement waterproofing solutions and was considering doing it myself. Then I found Safe Basements and read the literature about their product/process. To me, it seemed better than other similar products. I was surprised that they cover my place -- 2 hours into Wisconsin, or 3 hours from Litchfield. Brad came out to inspect the problems in my basement -- horizontal cracking, bowing, and water intrusion. He was able to explain the causes of those problems as well as others that I hadn't noticed. We agreed to pay for anchors to stabilize one wall that was bowing, and install drain tile and a sump pump. I'll be honest, I didn't shop around. I have no idea what other companies are charging for the same services. I normally get 3 or 4 bids or other opinions. I felt comfortable with the amount of research that I'd done, the knowledge Brad seemed to have, and the information about the products that I decided to hire Safe Basements without talking to other companies. I don't regret that decision. The wall anchor/stabilization crew called me before leaving Litchfield. Their ETA was pretty close to the actual time of arrival. When they arrived, we discussed the work being done. They did the work. They cleaned up. They gave me information about the anchor system and what I needed to do to correct the bowing and cracks. Everything was done as expected. The drain tile/sump crew was stuck at a previous job. They called me the day before (Tuesday) my job was expected to start to let me know there would be a delay starting my job. He then called in the middle of the start day (Wednesday) to let me know, they wouldn't be to my house until the next day. I was expecting a call between 7 and 8 on Thursday to let me know they were leaving Litchfield. Instead, I got a call at about 7:15 to let me know they were 15 minutes from my house. When they arrived, we talked about the work to be done, they cocooned my stuff in plastic, and they went to work. I think they worked until about 7 that day. They returned on Friday at about 8:30, having stopped to dump my concrete and dirt and to pick up gravel and concrete. They worked until about 10:30pm on Friday. I appreciated that they finished on Friday even though it was later than I expected. They cleaned up everything thoroughly, and walked me through the details of the sump pump and battery backup systems. Even though they'd driven a long distance, worked two very long days, and it was very late Friday, I didn't feel they rushed through. The job was complete. I think they would have stayed later if I'd had anymore questions. Unfortunately, one of the workers left his very nice tape measure, and I have not been able to get it back to him."

"Litman Construction won a bid through St. Louis County to install a vertical lift (elevator) to make our home handicapped accessible for our son with special needs. We began the project in ample time to complete it by the end of our funding year. We completed our portions of the project and Sam assured us that the project would be done on time. Two weeks before our funding year ended, Litman construction began their work, assuring us it would get done. The lift had not been ordered, so our project was not completed on time. It lost our son $12,000 of county funding to use this year for a handicapped accessible shower and ceiling lifts to keep him and our caregivers safe during transfers. Litman apologized, but did nothing to make the situation right. They proceeded to blame us for the delays. My husband was up until 2 AM one morning removing a wall so Litman could begin their work. Had we known that Litman's delays would be that impactful, we would have done what needed to be done ourselves. We could have easily done what needed to be done in a weekend. Litman Construction essentially sheet rocked and painted a U-shaped "closet" that was 5 feet deep, 6 feet wide and 12 feet high. They added a 42 inch high wall on top of the 8 foot wall my husband had already built. They sheet rocked and painted 204 square feet and charged $5,145 for their labor (85.75 hours over 30 days). On-line estimates put sheet rocking at $1.50-$3.00 per square foot (materials and labor combined) which would put our project at $306-$612. Even though Litman did not touch the lift (Arrow-Lift the lift manufacturer installed it) they charged a 10% mark up on the lift, and the electrician they hired (TK Electric) wired the main circuit board incorrectly so it was destroyed the first time it was hooked up. Their response to that was "He's done them for us before, but I guess mistakes can happen." Litman construction did not even do their work well. They left sheet rocked seams for us to have to blend into a wall above (they painted up to bare sheet rock). The bottom door header was put in crooked (it is 36" wide) and the dimensions for the door were incorrect despite them having a plan. When the lift was installed, shims needed to be placed at the top so the door opened correctly. We had to fix all their shoddy work after we fired them from the project. There was no service recovery or effort to make their mistake right. When we knew that the project was not going to get completed before the waiver year was up, Sam, the project manager, told us that he has had funding extended (our social worker never had heard of that) and that my husband was handy so he could complete parts of the next projects to fit into the money we have left over this year. He blamed us for the delays. In the end, Litman was paid for their job and there was no accountability for them. I left a one star review and told our story on their Facebook page and they deleted all four of their reviews. They turned off the ability for people to post to their page except in the comments of their posts. Instead of responding to a complaint, they deleted it. That, to me, says volumes about their company. If you want timely, high quality work done, go elsewhere."

All were done professionally with constant communication on progress and asking for feedback. You can count on them to show up on time and keep on track. They also did a great job of cleanup and keeping the house clean while working on the project. A big thanks to project manager Kyle, mason Shawn, Trent and carpenter Thomas. "DO NOT USE THIS COMPANY!!!. House is not level, three of five doors will not close because center of house is to high now, three rooms have wall cracks all over. Ran over my septic alarm box and destroyed it. Damaged two screens. Damaged gutters on both sides of house, soffit and fascia on one side with backhoe. Sent me final invoice and when I questioned about issues was told contract was filled and mechanical lean was put on the house the same day I got the invoice. I have contacted the Attorney General. I will contact an attorney, probably have to pay and then take Trinity to court for repair money. What a joke this guy is."
