"I highly recommend Groundworks for foundation concerns. They were very prompt with returning my call and providing a free inspection. I had concerns for my 103 year old home, especially a section of the foundation. Their Inspector, Bob Bloom, arrived on time, was professional and experienced, took time to answer all my questions (thank you for not rushing), and provided me with useful feedback on my foundation and options for repair. Bob gave an honest assessment with no sales pressure. Although I decided to defer foundation work at this time, I will definitely use them in the future."

"Tom and Steve did an excellent job on our master bath remodel.  They were always on task.  Stayed with the job.  Showed up at the same time every day.  They made great efforts to keep our carpeted stairs clean as they went up and down.  They did a good job protecting our hardwood floors as well.  Their work was great.  Everything looks great.  The tile work is excellent.  The finish work is excellent.  They stayed on contract.  Because their bid was so close to the actual work to be performed, there was very little overage as far as cost went.  I felt secure with them in the house.  There have been a couple VERY SMALL things that have come up since they completed the job which is totally to be expected.  They came promptly to remedy the situation at no extra charge.  I would and have recommended them to other friends. <br />"

"Joe Lutz Construction is an outstanding, professional, licensed, contractor who serves the Senora and surrounding Foot Hills area. This contractor can build decks, pour concrete, tile, remodel, new construction, and so much more. Joe laid and stamped a concrete walkway for us. During this construction, Joe found dry rot in 2 side areas next to his where his concrete would be poured- he repaired this at a minimal cost. <br /> <br /> In addition, Joe built an approximately 600 sqft beautiful redwood deck. Utilizing new fasteners technology, that hid how each fastener secured each board. And new staining technology that provided excellent results. <br /> <br /> Joe Lutz always does a wonderful job. He has a high level of quality, integrity, and genuine sincerity. He is extremely customer orientated and I would recommend him to everyone."

FAQs for concrete foundation repair projects in Dutch-flat, CA

Visible cracks, water leaks, uneven floors, or walls that won’t line up are classic red flags. You might also notice sticking windows, doors that no longer latch, or exterior cracks crawling up brick or siding. Even a damp, musty basement can hint at trouble. If you spot any of these, call a foundation pro right away. Early inspections cost far less than waiting until the damage threatens your home’s stability.

Yes, foundation problems impact your home’s value. Buyers want proof that the foundation is stable, and a recent, professional repair can actually boost confidence in your home. You’ll need to disclose the work, but documentation showing the structure was properly stabilized, especially with piers in regions known for shifting soil, often reads as a plus, not a problem. Skipping repairs, on the other hand, can cut your sale price and shrink the pool of interested buyers. Taking care of the issue protects both value and peace of mind.

Foundations are engineered for exceptional longevity when constructed correctly and maintained diligently. Concrete slab foundations remain structurally sound for 200 years, while other foundation types deliver integrity between 75 and 100 years. Regular professional inspections and timely maintenance further secure a foundation’s lifespan and ensure your home stays safe over the long term.
