"I hired Robles Renovation to install tile flooring in my first rental home. Initially, he had to postpone the project due to cold, wet weather—showing that he prioritizes the safety of his team. His pricing was fair and realistic, unlike other contractors who quoted me $2.50 per square foot for removal and $4.50 per square foot for installation. The quality of his work was excellent, though it took some time to complete. As with most projects, you can typically choose only two out of three—affordable pricing, fast work, or high quality—but not all at once. Robles Renovation delivered on affordability and quality. He handled the tile removal, hauled away the debris, and was easy to work with throughout the process. Once the tile project was finished, he also offered to paint the entire interior. "Terrible. Do not trust this contractor. Substandard work throughout (collapsing bedroom ceiling after framing and drywall was applied to enlarge the bedroom), very poor quality painting, dangerous and shoddy electrical work in my attic, and the contractor failed to repair the damage his debris bin caused to my asphalt driveway. Absolutely terrible experience. Sadly, the VA Regional Office in Houston paid him in full and denied me the opportunity to contest his outright lies about the asphalt damage. I shudder to think what happens to my fellow disabled Veterans who lack the background I have in electrical work, painting, etc. when this contractor does VA funded remodeling in their homes. I’ve had to involve VA Headquarters in Washington DC on these issues. I am a longtime Veterans advocate. Wood flooring refinishes FAQs
Rental sanders can address moderate surface damage, but their effectiveness depends on scratch depth and overall floor condition. Drum sanders offer the most aggressive removal capability for deeper imperfections. However, if the damage extends into the wood structure or affects large portions of the floor, board replacement by an expert might be necessary before sanding. Consult a flooring professional for help.
Always thoroughly review the manufacturer's operating instructions before starting. Wear appropriate safety gear, including goggles to protect your eyes and a respirator to prevent inhalation of dust. Inspect electrical components before each use to prevent shock hazards. Keep children and pets away from the work area, and maintain a clean space by frequently vacuuming dust accumulation to prevent slipping and to ensure you can see well.
Sandpaper requirements depend on floor size, condition, and the sanding approach. Plan to use multiple grit levels (coarse, medium, and fine) with at least one to two sheets per 100 square feet for each grit. Floors with significant damage or multiple finish layers will require more coarse-grit sheets. Purchase extra supplies before beginning because running out mid-project can cause visible inconsistencies in the final result.
