"We have had them several times before for minor jobs and they have always been satisfactory. They have always been dependable and they generally arrange to come pretty soon after you call them; you can make an appointment for them to be there. That has worked out pretty well. They are sort of our go-to people for anything leaking or dripping."

"We discovered a plumbing leak and the crawl space was flooded. This had obviously been leaking for an unknown period of time due to the plumbing problem. We never had water in the crawl space before. We noticed suspicious mold substance in the rafters and knew we needed to act quickly. We contacted 58 Foundations to evaluate and quote to correct/repair all issues. They inspected and confirmed they could help and that we did have Mold and developed a price quote for the repairs and perform Mold Remediation Services. We signed the contract to move forward asap. They scheduled the work to begin in the next few days. The original contract we signed, detailed the work that needed to be done for a total contract price of $22,011.00. We were notified the afternoon before the work was to begin that they failed to include $4,694.50 in their price breakdown and sent us a revision of $26,564.57. Mold Remediation: We were told a professional crew was to perform the remediation services with proper equipment and protection. Instead, the crew there doing all the other work did it and used no protective clothing, masks, gloves or equipment. They had rags, chemicals and spray bottles. I asked about the Mold crew that was supposed to do this and he said they were not available so his crew did the work. Numerous areas were left undone and when I pointed those areas out, they went back in to treat the areas. Installed a steel stabilizer to replace a wooden support. After installation, the front door had gaps and was sticking and is still sticking. Many other mistakes were made during the work, that I had to bring to their attention to correct/complete. At no time has management shown interest during and after completion of the job and to this date. Upon completion, the tech asked for the check for balance due. We had written it for the balance due of $22,026.022 and he said it was too much that it was only $17,472.65. It took 4 phone conversations with his office to determine the exact balance of the contract Our original contract was $22,011.00 – their revised contract was $26,564.57. At the time of final payment their total was still off by $100.00."

"Although I had a burst hot water heater leaking across my basement, they were unable to come out for the first assessment for two full days.  When the plumber did arrive, he was polite and professional, and did diagnose the need for a new water heater (as evidenced by the large amount of water throughout my basement).   He spoke to American Home Shield (AHS), who put up a fight, as my home warranty was in place for just a short-time (we had just recently bought the house).  AHS finally agreed to the covered replacement (water heater/installation/$250 of "code upgrades").  The bomb dropped when he quoted what my portion of the job cost would be after AHS paid their portion...$900...for the remainder of the needed "code upgrades".  After having recently replaced a similar unit in my last home, I knew this was high when factoring in AHS's portion, and approximately the cost of the replacement unit plus standard installation .  I suspect they were building in plenty of profit, as I suspect AHS does not pay normal market rates for the water heater replacement.  I asked them to try to be more competitive, but they were not willing to budge on their price.  <br /> Consequently, I called in another plumbing provider (not affiliated with AHS), and got a much more competitive cost (saving well over $300)  I settled with AHS for a payout, and did not use High-Priority for the replacement unit or plumbing services <br /> <br />"

FAQs for plumbing installation for a remodel or addition projects in Fortson, GA

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
