"There is no doubt that we picked the right architect for the job. As one can see from the before and after pictures ? Seth is an incredibly talented designer.  He responded to all of our needs (big and small) and was an excellent advocate for us throughout the entire project. Having completed a project of this size we now realize how important it is to have an advocate for the design as well as for the process. Seth made our dreams a reality.    <br /> <br /> Transforming our 70?s colonial home to meet the needs of modern living would be a great challenge. We considered a long list of architects, but after meeting Seth ? we agreed that he was the right person for the job. Seth Ballard understood our vision. He was easy to communicate with and we found his fees to be reasonable. For us, Seth made the design phase fun. He always entertained our ideas, received them with enthusiasm, and, when possible, quickly incorporated our ideas into the design.  There were two existing limitations that had to be designed around ? our existing home and a county restriction on our lot. Neither of those restrictions compromised the design. The final design was beautiful and much more than we hoped for.   <br /> The bidding phase was a necessary exercise for us, however if we had to do it again we would not have done it since there was extra time and cost ?a result of putting the project out to bid to multiple contractors.  In this process we were looking at cost and accountability.  We met with all the builders and reviewed all their bids.  All five bid proposals were within the dollar range Seth gave us before the project even went out to bid, and with Seth overseeing the project all builders would be accountable to Seth. So while we became better educated consumer through this process ? we went with the builder that Seth originally recommended.   <br /> <br /> It turns out that Seth's relationship with the builder is what is most important.  Because our project was so complicated it required a lot of management.  We are grateful that Seth micromanaged the entire project. He made sure that his design was completed as drawn.  Unfortunately,  we had a few considerable unforeseen condition, lucky for us Seth was able to skillfully navigate a solution.  He was able to get the contractors to agree to do the repairs at their cost and incorporate an added a design element that enhanced the entire project!  <br /> <br /> In the end we believe that Ballard + Mensua's fees were recovered by provided us with two very vital cost saving things: 1. A design and plan that was so fully developed resulting in just a few change orders; and 2. An ability to advocate for us when issues and unforeseen conditions came up.  <br /> <br /> We love our house!  We would use Ballard + Mensua again without hesitation.  Through this process we learned that the most important qualities to look for in an architect is his ability to deliver the design ? and his ability to advocate for that design and for his client!"

"This is an upgraded review after an initial 2-star grading. Responsive customer service to issues with the purchase itself made all the difference and allowed me to keep an open mind as I continued into the installation process. Overall, other than a few "they could do this better" items, the quality, the accuracy, the value, the helpful support team, and the easy installation of my 7 motorized solar shades all point to 5 stars. We followed the measuring instructions carefully and received shades that fit each space exactly as I expected. Installation itself was easier than traditional shades using the solid brackets they provided. Questions I had during installation were answered promptly through Chat. The remote control was a bit of a challenge, so be patient if you bought a multi-channel one and have lots of shades in your room. And for some reason they don't tell you this, but you must have a remote for your motorized shades. The app alone isn't enough. Our only minor gripe is that determining how solar shades look at night was just a game of inference. It would be very helpful to have an online tool available to create your own scene, which includes shade color, indoor or outdoor, and time of day. Even samples don't help much more. Still, I'll return to them when it's time to take care of other rooms. We did this project for 2 to 3 thousand dollars less than big box store quoted us. It was a cinch."

Hey, I'm Lance! I became a professional online portrait artist in 2006 after my family was taken from me in a tornado losing my mother, father, brother, and son. Twenty-eight lives were taken as well as all their possessions, like mine. I drew from destroyed photos their families so they could have memorial portraits of them at the funerals and for the rest of time. Since then I have made a living traveling the country doing shows and drawing from photos you email me on line. There is NO GIFT more unique that brings more tears of joy to a loved one's eyes like one of these. Nothing. I've seen it time and time again. I make it affordable to anyone who's ever wanted one of these. Paintings with half the detail of these can cost upwards of $30,000 limiting something like this from hanging in living rooms for families to the rich only. Not anymore. Here's how it works.. \n Simply email me your favorite picture or pictures to aarontristan39@gmail.com with a brief description of what you would like done. The bigger and clearer the picture the better the drawing. I will start an initial sketch right away and take pictures of it and show it to you. Please email them quickly if possible, because the holidays are coming and I get busy. Once the initial sketch is done. I usually take something down on it. It's a lot of work doing the initial sketch. This varies on the cost of the drawing which we will discuss right away. \n Drawings are usually 175 for 9x12's \n 225 for 11x14's \n 275 for 14x17's \n After this process is done I continue with your art piece sending you photos on line all the way through which many people find a lot of fun. I am also friends on Facebook with almost every person I've ever drawn for as well and would like to be your friend as well if you would like that. I post them on FB at your discretion. It makes me way more legit to people as well. \n The Prices vary with the art because of the size of the drawing as well as the number of faces. The number of faces DOES NOT double the cost. Usually an extra face is added depending on the size from anywhere between 25 and 50, but I do deals on these more than anything, so please call me about it at .(850) 691-3976

"Shortly after building and moving into our new home, David showed up at our door one day, introduced himself and told us what he did.  We were just about to order blinds from Lowe's, but he convinced us his product and installation would be superior to Lowe's so we gave a deposit and in a reasonable time, the product arrived and he installed them perfectly.  During this period, we also talked about jazzing up an area we had designated as a bar in our new home.  He made some design suggestions and we decided to go ahead with the project and gave a $500 deposit toward the $900 job on 15 Jan.  It should be noted that David is a one man band and uses an outside contractor for some design and installation functions.  An initial estimate of start date was given, depending on his ability to coordinate with Carlos.  We were told on multiple occasions that Carlos would arrive on such and such date but he never showed.  My wife asked David on no less than three occasions that if no one was going to show up, to please call so we didn't wait around all day.  Such was the case last Friday and David showed up around 5;30PM, hat in hand, no Carlos, but if we could wait a couple of hours, he'd be there to confirm the design.  We had plans so David all but guaranteed that Carlos would show on Monday.  Shortly after noon when neither David or Carlos showed or called, I called and left a message that immediate attention was required as we were entertaining the next two weekends.  He called the following day suggesting that he return the deposit and he would show up on Thurs. with a personal check to refund our deposit.  It's 5:20 Thurs. and no David.  This man has wonderful ideas, does excellent work, but is totally undependable which is the reputation he has seemed to acquire in our development.  One man band or not, giving one's word is important to us and we always felt there were other clients of his who were spending more money than we were that always got priority.  If timeliness of performance and truthfulness are not important, by all means use him, he's good.  If timeliness and truthfullness are important, you probably want to pass and avoid a great deal of agita. <br /> <br /> As a follow-up, he finally returned the deposit, LESS $75 he claimed was consulting fees that he volunteered to do.  Juvenile.  His fault the work wasn't done, yet made us feel we were at fault.  STAY AWAY!"

"Renzo and his team do outstanding work at reasonable prices! SOMAT have completed several projects in our house and we have been very satisfied with each one. The SOMAT team is very professional and take great care in protecting furniture and cleaning up the debris The latest project involved drywall repair, painting, installation of a vinyl tiles, and toilet installation. They took a great deal of time to prepare the walls before painting and the results are outstanding. And the tile floor looks great … sorry we did not upgrade the bathroom sooner.
