"Our water heater, which also serves as the heat for our home, died on a Fridy night.  I called lost of plumbers on Saturdy but only reached three.  One did not want the job and gave us the run around.  One seemed very professional and we'd have used them if we had not called Knock You Plumb Out but they quoted us $3000 for the same job (which is what we were expecting to pay).  The KYPO guy was hesitant to give us a bid because he did not know the price of the unit.  He told us bid for labor and assured us it would be substantially less.  I was nervous to go with him because of his lack of certainty, but he had a good review on Angie's List.  Both plumbers said it was a specialty unit and no one would be able to do anything until Monday.  Our access is outside and they spent five hours in the bitter cold (5 degrees F) installing the unit.  They stuck to their bid on the labor and gave us a great price on the unit (compared to what we found online).  We are grateful s it made ll the difference in our budget to pay less for this huge unexpected expense.  The guys who came out were nice and did a good job.  We are certainly still happy with the work a month later..."

"

My 1952 house was not equipped with a vent, nor proper traps for either the washing machine or sink. There were sewer gases backing up on occasion, into the sink area, which is of course unpleasant.

Robert installed the traps, then came back to add the vent to the outside of the house. He did not have to go through the attic and roof. The end result looks like it was built with the house, and blends in well with the exterior.

He responds to my need for help either instantly or within 24 hours, is professional and knows his business. Anyone he hires is up to his standards, and those are very high. Having a reliable and qualified plumber is key to survival, and for that need, I go to Robert!!

"When installing the hot water bib the plumber drilled thru the wall and hit 2 wires. This was something I asked him to do while he was there. A check for wires prior to drilling in a hole would have saved me hundreds of dollars"

"I had a difficult time tracking down a responsive, reasonably priced plumber, even through Angies List. Aqua has been fantastic. They were responsive to my calls and questions. I inquired about just replacing my 40 year old boiler which was not working after a dusty mess of a basement demolition (in addition to other questions). They had the opportunity to steer me in that expensive direction, but they instead told me of the challenges the new boilers have, and to periodically have old trusty cleaned and serviced instead. She should be reliable if I do that. Honesty goes a long way with me, as does customer service. This company is a gem. Unfortunately, my house is a hot mess as a result of significant demolition in my basement, so I will be calling again for a different leaky pipe after I leave this review. I'm thankful I now know who to call for my plumbing needs."

"We've used Constantly Running for plumbing issues such as fixture replacements and pipe leaks and have been very satisfied with work performed by James Russell, proprietor, and his staff.  We'd had them out to install a new garbage disposal and snake a slow bathtub drain.  While cleaning out the drain James discovered that there was a small hole in the drain pipe that had been covered by accumulations of debris that once removed, allowed water to drain through the hole onto the ceiling of the room below.  In conversations about the state of the bathroom in general, we'd mentioned that it was our intention at some point to have the bathroom renovated. They had to return to replace the defective portion of drain pipe and repair the ceiling of the room below and while they were working, James offered to renovate the bathroom at a price that sounded eminently reasonable.  I wasn't aware that this was a service he offered, but since we've always been impressed with his work, we decided to go ahead with the project.  At first glance if looked straight-forward, in term of removing old wall and floor tile and replacing it, as well as the tub enclosure and the vanity.  It turned out to be a larger project, as the all the walls and flooring need to be taken down to the wood frame.  The walls and flooring were replaced, and new tiles, fixtures and paint that we had chosen and purchased were installed.  The craftmanship was exemplary.  James and his staff were totally competent, eminently courteous and friendly, and the job was done in a timely manner.  The renovation turned out better than we had ever thought possible, and we are very happy to have been able to work with him, and hope to do so again with another bathroom.

FAQs for plumbing installation for a remodel or addition projects in Freeland, MD

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
