"6/21/2017 – I called United Roofing to get a bid on roof replacement for a small house, 22 squares. Jon McCoy answered and said he would be here to look at the roof on 6/272017. 6/28/2017 I had the written bid in hand. It looked pretty thorough, covered everything we had discussed. I am not in the business and doing the best I can to make sure everything I want is included in the bid. Jon seemed like he knew roofing and he had good reviews. He said that repairing the soffit and fascia boards was not included and added a charge for this after sending him pictures. We agreed to an Additional $1,200 charge. The day of the job, he asked if we had agreed to $800, I said no, it was $1,200. The day after the job, he stated we had agreed to $1,500, I again said no, it was $1,200. Point being – get it in writing. I understood Jon would be providing the wood and labor. I ended up providing the wood just so that the wood matched, otherwise, he was using whatever was available aka scrap. The bid included: a) Tear off all old shingles to the existing wood deck 1 layers You can see from the attached pictures, they first attempted to only partially remove the tar paper and nails. Glad I was on site, Jon was not, and I asked the crew to remove down to wood. I called Jon, he said we do sometimes, sometimes we don’t. So, unless you are there watching, you will never know what you get…. b) Replace all felt underlayment with 30 lb. synthetic type Well, this was completed, but you can see from the pictures – it was completed, but very sloppy. Look at the roof edges. Wood is exposed as the cuts we not very precise. Sometimes they ran the felt through the valley and sometimes not. c) Haul away all old shingles and materials. Well, they got most of it. See (d) below. d) Clean yard of all debris and trash / run magnet I will let the pictures do the talking. Shingles and tar paper is still in bushes and nails in driveway and yard. A box of trash was left in the apartment and chicken boxes left in the yard. e) Replace all vent pipe collars with lead permanent type I do not think this was done. I asked, and he gave me an excuse why he couldn't do it, but would leave collars for the plumbers. I have not found them. The only vent provided was for the ac. However, they disconnected the new ac plumbing to the vent and did not reconnect. **See pictures. f) Install new hot water heater low profile vent (main house) This was not done that I can find. g) Remove and add decking / old existing floor furnace vent (main house) I believe this was completed. h) Install ice and water shield to all valleys I believe this was completed. i) Ventilation: whirly birds (2 on main house) This was completed, but only after I said, where are the whirly birds. Jon did not provide. I made a trip to the local supply house, but they only had one. Jon did supply the next day. j) Install 3- 2x4 rafters, install 3 sheets of decking and add flashing with 1ply base and one ply ice and water (cap sheet ) to back porch extension roof to cover existing step down fascia board to extend under main roof shingles Note: there is a $250.00 charge for item (j) included in the final roof quotes - This was completed but not to these specs. Only replaced one 2x4 and partial decking. I went and purchased a long 10 foot 2x4 and a sheet of decking to finish. One piece of decking fell off the next day – apparently. Maybe the roofers removed but did not replace, I am not sure. **See Pictures Okay, now for the really fun stuff. One of the crew decided to go number 2 in the bathroom. Problem is, the water was turned off and we discovered this the next day. I bought a pale of water over for them to flush. I made no less than six trips to buy supplies that were not supplied on site. Otherwise, they would use what was available – old terrible looking wood. Jon is not on site to oversee the job, he does drop by. He has not come by since the job was completed, to my knowledge. Caveat emptor One of the roofers got stopped by police. I ended up paying the bail bond to get one of the roofers out of jail. I was paid back. Agreement says rotten wood extra - I understood I would pay for the rotten wood decking, the wood, it does not say wood and labor. Typically, in prior roofing jobs I have had, the labor is included but not the wood. Jon brought some scrap wood, looked like from a broken desk, to use for decking. I went and purchased real roof decking to match what we had, but he charged me $425. I already paid for the wood, so I am not sure what this charge is for. The quote included flashing; I understood that flashing or drip rail would be provided. It was not. Jon said if I would buy it, they would install for no additional charge. Yet, he added $100 charge for drip rail installation. They did not want to install drip rail, and did not do a very good job. **See pictures. Other: Left wood nailed up on side of house for ladders - to keep from crushing the drip rail. Summary. I had to spend a lot more time than I preferred - making sure things were done correctly, but overall they did a fair job. When they finished, I made a punch list, they came back and made the requested adjustments. I appreciate that they fixed all the remaining issues without excuses, just jumped in and made it right. I hired a different company to do my next roof and they did a much better job and completed the entire job in two days."

"Roger Moore is a professional business person who did an excellent job on replacing the roof to our house and his price was reasonable and fair. He drove over 50 miles to do the job. His employees are excellent workers and did a great job. He had suggestions as to color and installing a ridge vent which improved both the look and functionality of the house. "Technician came to the house and analyzed the problem. It was determined that the cost of repair was over the allowable Choice Home Warranty limit and it should be replaced. Choice Home Warranty issued their replacement cost. This cost was unacceptable and I challenged their figure. After some negotiation I was offered an increased settlement amount. I still balked at their offer but I was told to take it or repair my old microwave. I finally accepted their amount, even though it is still well below what it will cost me to replace the unit. I might add that the existing microwave has the convection feature and I want to replace with same features. The cost that I will receive also does not include any removal, disposal or installation costs. At this time I am debating whether I will continue with Choice Home Warranty or consider other options."
