"Steve Walters was referred to us by someone we thought knew him well. I remember the day when the man that referred him to us pull his name out of his wallet and gave it to us. Unfortunately, we found out the hard way that you can never take anything for granted. Right from the beginning, Steve Walters, owner of Spa City Builders, LLC (and later, Inc.), kept going to us for draws against our construction loan to buy anything and everything he needed for the building of our home. He treated our construction loan as his personal piggy bank. He took draws from our account supposedly as reimbursements for invoices he presented as actual cost, but we found out later he was padding the invoices and hiding the receipts. He was eating away at our construction loan at such an alarming rate that we had to go back to the bank. Later, we had a background check done through a friend of ours who uncovered that 18 months prior to taking our job he had filed bankruptcy on two other construction companies, which is why we couldn't even buy one thing at Lowe's under his personal name or newly developed construction company name. To get to the end story, he was 8 months into this construction and it wasn't even finished yet. Timeline was supposed to be 6 months. We terminated him immediately. The actual crew that was building our house (his subcontracting crew) stayed with us because they were having issues with him as well. The crew expected payment each Friday and we had to pay them many times because he would leave early to avoid paying them. After we terminated him, he filed a lien against our home more than $16,000 so we put up a cash bond for that amount with the Circuit Clerks office to get his bogus lien removed so we could close our construction loan and go to regular mortgage terms. Almost two years later, when he realized he wasn't getting that money (the clerk’s office returned it to us), he filed a lawsuit against us. Fast forward to our 5th year dealing with this man and 5 years of the legal fees that we paid. We finally get our day in court. Our trial lasted a whole day and I was on the stand for 4 hours during which time I went over many invoices he gave us and stated, under oath, how much each invoice he gave us stated the cost, which was what we paid, versus the actual cost of the receipt, which left over the amount of cost he pocketed. The judge said afterward that it was hard to determine who the actual plaintiff was (because we were supposed to be the defendants) and said Steve Walters invoicing us under his personal name, his prior LLC and his Inc. wiped away any corporate protection. In addition, it was clear to the judge that Steve Walters was definitely "self-dealing" (rhymes with stealing) and said that he wanted Steve Walters to give us access to his accounts and more. Under the Judge’s order, Steve Walters was going to have to open his life for discovery to us (accounts/property), which scared him so bad that he decided to pay us back the amount we could prove he took from us. He negotiated with the court to reduce payment of our attorney fees, which was more than $15,000. He only had to pay $3,000. Within one week of us winning at court, he sent our attorney a cashier’s check for $29,000. His self -dealing was valued at a whole lot more but what we received was all we could prove to the court. It is our belief that the total number his “self-dealing” cost us is more than $50,000. Construction began January 2012 and we were able to move into the lower section of the home in October 2012 as we continued to work on the home. Our trial date was December 1, 2017 and as of today’s date of August 2018, we are still trying to complete some items left undone. Our original mortgage was supposed to be $150,000. We ended up at $211,000. All other costs, including attorney fees were out of pocket. Beware Hot Springs. He rarely does work in city and keeps more to the rural parts of Garland County. Yes, he is still out there, I’m told."
