"We hired Ryan Seely, Patriot Builders, LLC, under a contract promising workmanship ?equal to or superior to? competitors and a one-year warranty. ?Substantial completion? was never formally communicated, and our only blue-tape walkthrough was 2/17/25?well after the contractor claimed completion. Numerous items were unfinished or defective, including trim/paint, laundry floor (miscut), deck/porch staining, exterior soffit paint, drainage (re-excavated), and incorrect paint in the master bath/WC. MORE SERIOUSLY, structural/plan compliance issues were discovered: incorrect wall heights and framing installed at 16" o.c. where the stamped plans required 12" o.c. The concrete patio also has improper slope, low spots that pool water, and cracking. The contractor later wrote that he would not return - DESPITE the "one-year warranty". We incurred costs to correct/complete work and have filed a complaint with the state board. PROCEED WITH CAUTION!!"
