One piece of advice I’d offer: if you don’t already have a land survey, consider getting one before signing a contract. It will help uncover any potential obstacles early on, so you can make a fully informed decision before committing financially. The porch was absolutely worth the effort in the end, but there’s no guarantee your variance request will be approved if you require one.
