"This was our second go with Stan - in early 2018, his team converted our "bonus room" into a bedroom, bathroom and a study. We were so impressed by his work quality and responsiveness, that when we needed to replace a rotting wooden deck with a new Trex one, Stan was the first one we contacted. His visit for planning a deck install quote was like the previous visit - it took only 5-10min with general questions on what we'd like, and a detailed quote (with line items) came in an email. Price was very reasonable - not the cheapest, but very reasonable, and as we trust Stan, we hired him to do the deck as well. This work included demolition of the deck (Stan agreed to let us do part of the demo, and gave a discount on the quote for that), framing and installing the deck. After the initial deck frame, we realized we were a bit too greedy with the deck size.. it was too big! We asked Stan to adjust the size down a bit, and he did it quickly, with little extra cost (the effort needed for adjustment was compensated by the lower cost of Trex material for the now-smaller deck). The final deck size was 20ft by 24ft, using Trex Transcend (the highest-tier Trex composite decking) - the full deck work was $25,000 of the project total of $32,000. In addition to the new deck, we asked Stan to also extend the backyard fence around the deck, so we would have more yard space for our dog. Stan's quote included that one as well (for about $3,000). In addition, we asked Stan to install a barrel sauna (from Costco), as part of the larger project - this would include electrical hookup for the 8kW heater. Initial plan was to install it onto the deck, but Stan suggested a different location for better privacy and more deck space. As a result, his team built a small wooden platform next to the deck, and installed the sauna on it (this was $4,000, with us providing the barrel sauna). I've included pictures of the deck, the new larger fence and the sauna. As before, Superior Building Concepts work was impeccable, and they were flexible in timelines, preferences, changes etc. We've kept recommending him to others, and everyone has been happy with Stan's work. We'll definitely have him do more projects as well, I would highly recommend Superior Building Concepts for any contractor work."

"We completed an extensive remodel in the finishing of our basement. This included structural work which required moving multiple structural supports. The group was professional and competent. The design plans were finalized working with Mike B. who had good ideas, was organized and very pleasant. The majority of the work was performed by our contractor Josh who was highly capable, attentive to detail and a pleasure to work with from start to finish. The supervising contractor Mike M. was great and he was in contact throughout the job As is typical for any major remodel, some issues came up, specifically with the subs, and Josh and Mike M. were there to make sure that issues were resolved in a fair and appropriate manner. We are very happy with the outcome of the job and highly recommend the group. If and when we undertake future projects, we will certainly be in contact with In Your Home."

"We liked Ron so much we hired him for multiple separate projects over several years: moving a washer/dryer; finishing our garage as living space; re-siding the house; and most recently completely reworking our bathroom. We remain happy with all the work he has done on our home, and would happily hire him in the future for other projects."

Small jobs welcome

"This is the second project that we have hired JAW Construction for and we are very happy with how our remodel turned out. As this was a major kitchen, dining and living room remodel, which meant we were not going to be able to be in those rooms during the construction, John and I worked on the timeline to ensure it went as smoothly as possible. Before the project started, Mark from Amcraft Cabinets came out and measured and talked with us to determine how best to use the space. We came up with several cool options including a pull out spice rack and a lift for my mixer. Once the project began, John, Brian, the electricians Clint, Christian and Tyler and the plumber Mike were always on time, friendly, always available for questions and cleaned up after themselves. John estimated that the project would take six weeks and it ended up taking five weeks! While it was not fun to be without a kitchen, we are so happy with how it turned out, it made it all worth it. Everyone that has seen our remodeled areas or pictures of them are very impressed. I highly recommend hiring JAW Construction and we are already planning our next project with John."

"There are few words to describe how pleased my wife and I were with the
work that Jay Bemis at Timeless Construction did on our recent remodel
and addition which took place in 2015- 2016.  After interviewing several
contractors we chose to work with Jay.  It was clear to me from our
first meeting - he had the ability and experience to do the job.

Our project was large in scale ($600,000 + ) technical, complicated, and
very challenging with many moving parts.   The addition of nearly 1000
sq feet to our home required the complete removal of our roof  and
rebuilding of much of the existing structure.  In addition, we did a
complete kitchen renovation, outside deck, new roof, and a concrete
patio.  Jay was responsible for all phases of the project; from
excavation, foundation, framing, electrical, plumbing, A/V etc., to the
finish work.  We were extremely happy with his eye for detail and
quality of workmanship.

This was true, not only for himself and his crew, but for all his subcontractors.
His crew and his subcontractors were on the job site and - on time - everyday, respectful
of my home, my family and our needs as we lived in our home as the
renovation and construction took place over 15 months.  This being my
5th remodeling experience - working with such a crew was a pleasure!

I found Jay?s pricing to be more than competitive and his input and
options to be rock solid.  He was easy to work and his constant
communication on the project was refreshing.  He was on the job site or
involved with the work underway on a daily basis.

It is without hesitation that I would recommend Jay Bemis to anyone considering a
construction or renovation project; you simply can not do better."

"Val and his crew did EXCEPTIONAL WORK! They removed entire outside wall siding (including window), Installed new window, and siding, trimmed and painted everything. They installed new roof/gutter flashing and brought all up to code. Inside of house, replaced and repaired drywall, and matched old paint perfectly. "Ziebart Construction did a good job on our kitchen remodel and new floors. The process was fast, organized, and everything looks beautiful. They weren’t the cheapest quote, but we liked Matt and we felt comfortable him. There were some issues with communication on both sides. With the remodel, we weren’t happy with the layout of the semi-custom cabinets. The CAD drawings were 2-D so we couldn’t “see” how the cabs would look installed. The virtual tour would have helped, but we had to pay extra to replace & modify some cabinets. We ended up paying about the same price as full custom cabinets (+ $1000.00 more). The quality of all the cabinets were very good. To be fair, Matt was being careful as the virtual tour would have put us over budget as his quote was already at our max. He let us go over budget later when we asked with reasonable terms so we could get the fixes & extras done. For the consumer: Buy the $500 virtual tour if you’re getting new cabinets. Make sure you're prepared before each meeting. Study the contracts and be clear about what you want & what you think you’re getting before you sign it. Do this via email before Matt comes over, he won’t have time to make changes onsite. We did LOTS of extra demo, prep, cleanup, purchases, & design decisions hoping to reduce the cost of the project. In the end, the price was the same as quoted which was disappointing but it does look beautiful. Keep an eye on the work as you go. The trades people are busy too and they don’t read minds. If you don’t like something; talk to Matt or Rick and they’ll fix it. *Note: When the final bill came in, the project did cost less than my math said it should be. I suspect that Matt may have reduced the remaining bill for the fixes/add-ons a little to fit my max monthly payment ability we talked about earlier. I think this speaks to the character of who he is and that’s another reason why we’ll use & recommend Ziebart Construction again despite the hiccups."

FAQs for major renovation multiple room service projects in Marylhurst, OR

Gutting a house involves completely removing outdated elements, including drywall, insulation, and fixtures, to reveal the underlying structure. This process is not only ideal for a complete remodel but is also critical in emergency situations such as flood damage where compromised materials must be replaced immediately. Contractors follow OSHA-approved safety measures throughout the demolition to ensure a secure work environment. This method provides a fresh, safe canvas for any future renovation.

Gutting a house is a cost-efficient choice. Home renovations cost between $20,000 and $88,000 compared to the cost to build a new house of $122,500 to $411,500. The reduced cost stems from retaining the existing structural framework while updating the interior. Factors such as house size, material quality, and labor directly influence the total expenses, making a gut renovation a financially smart decision.

The cost of demoing an interior is worthwhile because gutting a house creates a completely safe and refreshed environment by removing toxic or damaged materials like asbestos, mold, and deteriorated components. Professional supervision ensures all hazards are properly managed and health and safety standards are met. This process revitalizes the home's interior and can increase its structural integrity and overall value.

Remodeling a bathroom costs between $6,640 and $17,600, with high-end remodels exceeding $30,000. The final price is directly influenced by the quality of fixtures and design features—modern tiling, advanced plumbing, and custom details all add to the definitive expense. By selecting superior materials and design elements, homeowners ensure both functionality and a remarkable aesthetic upgrade.

Kitchen renovations range from $14,500 to $41,500 when the original layout is maintained. However, changing the layout by removing load-bearing walls or upgrading to premium appliances directly escalates costs, often adding over $1,000 per modification. These precise enhancements reflect the high-quality standards and result in a transformative and efficient upgrade.

A full gut renovation typically spans between four months and a year and a half. This period accounts for the permitting process, material procurement, and the overall scale of the project. Every phase—from demolition through rebuilding—involves careful planning and execution to meet deadlines while ensuring the work adheres to safety and quality standards.
