"CJ came and spent some time with me during the initial estimate. Very pleasant salesman that's easy to relate to and very detailed on how the whole project would be done. The crew that came out to replace my roof were quick, polite and cleaned up well after each work day. (2 days for the roof) Three Tree Roofing provided a huge dumpster for them to throw the debris in which was parked in my driveway, and a honey bucket for their use. There was one issue I had with the skylights and installation, but it's not enough to sway my opinion of this company. The company that Three Tree hired to replace my gutters were exceptionally knowledgeable and friendly as well. I've hired many contractors over the years and have never been so pleased. I HIGHLY recommend them. Last thing I should mention......... I received a nice little gift in the mail after the project was completed. Nice touch!!"

"We hired TEAM Roofing for a roof replacement for 4 townhomes. The experience was unmatched. We have worked with many contractors over the years and they were absolutely wonderful to work with. From the initial evaluation and quote, to the quality of materials and careful supply to the outstanding installation and post installation follow-up. Well done and would highly recommend if you are in the market for a roof. They answered all questions and concerns promptly and did a wonderful job. The installation team cleaned every area that they worked in and were so friendly and professional. Great job, and many thanks!"

"Omer & Eddie designed & built our new deck. They did all the drawings, submitted to the city for permits, scheduled the work and completed the install. The scope was very clear and timeline was communicated pretty well. "

"Our first contact was with Hal, who met us to provide an estimate. He was on-time and collected information on the shingle repair. We later decided to expand the scope of the project to include paint, and he met with us again to revise and update the estimate. He was very responsive to email and calls when questions came up. The pricing was competitive, and scheduled the work to complete by end of September, Hal stopped by again in person to drop of some paint samples. Aldo, the foreman, contacted me by phone and email to select colors and met me on site for him to review the work. The crews were able to start early, and the job was completed by mid-September. Each day (weather permitting) the crews arrived and started work consistently. Initially old failing shingles were removed, and then replaced. Each day the work area was cleaned up, leaving just some supplies next our garage. A light power wash followed by careful prep began after shingles were complete. We had some millwork done too, including improvement to a deck railing. Spray was completed quickly, without any issues. Trim took longer as the team was careful. The few small spills were corrected quickly. The crews also replaced/repaired vent louvers damaged by the power wash. I prepared a short punch list of questions and issues for the foreman, which were all completely addressed. We are extremely pleased with the work, and would recommend Rain City to others for siding and exterior painting. It was also very easy to work with all the folks at Rain City--they always responded quickly to any questions on site, by phone or email."

"Elias Contruction provided a detailed estimate after inspecting the roof and making some qualified recommendations. The project required a few change orders that were not clarified in writing. I would recommend hiring Elias if you get changes in writing. They cleaned up pretty well although they missed a few things due to finishing in the dark. Overall satisfied with the job and cost was 60% of other bids due to sheathing adjustment."

FAQs for natural slate roofing installation and replacement projects in Mukilteo, WA

A slate roof features thin tiles of natural stone installed over a solid deck and underlayment. Formed under intense heat and pressure, slate is exceptionally durable and delivers a distinctive, high-end look. Because the material weighs far more than asphalt, most homes need added structural support before installation.

While upfront costs are higher and routine inspections are a must, many homeowners choose slate for its unmatched longevity and curb appeal.

Slate stands out for its 50- to 200-year life span, low maintenance, and classic aesthetic. It’s fire-resistant, energy-efficient, and often boosts resale value.

On the flip side, slate runs far more per square foot than asphalt, weighs up to four times as much, and demands a contractor who specializes in the material. Tiles can crack on impact, and repairs cost more because the work is slow and precise. If your budget and structure can handle it, slate delivers top-tier performance for generations.

Natural and synthetic slate aim for a premium, stone-like appearance, whereas asphalt focuses on affordability. Real slate runs $10 to $30 per square foot installed and lasts up to 200 years; synthetic slate costs $10 to $15 and tops out at 50 to 100 years.

Standard asphalt averages $3 to $8 per square foot and needs replacement every 20 to 30 years. If you want the slate look without the full price tag—or extra roof weight—synthetic is a solid middle ground.

With routine inspections and prompt repairs, a natural slate roof can last well beyond 100 years; some hard-slate installations reach the 200-year mark. Soft slate falls in the 50- to 125-year range, and synthetic products last 50 to 100 years.

Remember, flashing, fasteners, and the underlying structure may need attention sooner than the stone itself. Severe hail or fallen limbs can also shorten life span, so schedule periodic checkups with a slate-qualified roofer.

If you plan to stay in your home long term—or want a standout selling point—slate delivers strong value. Although installation costs are high, owners often recoup 60% to 70% at resale and enjoy lower replacement cycles than asphalt. The stone’s durability, energy efficiency, and timeless curb appeal also appeal to eco-conscious buyers because fewer roofs end up in landfills. Just be sure your framing can handle the weight and that you budget for occasional specialty repairs.

Skip the DIY climb if you have a slate roof. Slate may be tough against the weather, but a single misplaced step can crack a tile and create a leak path. The surface also turns slick when wet, upping the risk of injury. Professional crews use staging and hook ladders that spread weight across multiple slates, protecting both the roof and the worker. To inspect or repair slate, call a roofer who specializes in the material.
