Bob Sullivan, Roy Nagle, and the whole Ranch Roofing crew of professionals have reroofed my Arlington two-family house, fixed storm damage over the years, and just recently replaced the second-floor front and rear porches/roofs. "????? If I could give zero stars, I would Hiring this contractor was a nightmare from start to finish. The bathroom they delivered is so poorly done that I feel like I need to redo it entirely. They rely on subpar subcontractors with no professionalism or craftsmanship. ? Overpromise and underdeliver: I had to stay on top of every detail myself, doing the job the contractor was hired to manage. ? Unreliable: Never kept appointments or confirmed schedules. The only time they showed up on time was to collect payment. ? Unsafe practices: At one point, a subcontractor was cutting concrete inside the bathroom with a gas?powered tool, filling my entire home with smoke. I had to intervene to stop it and argue just to get basic protections like tarps in place. ? Poor management: Subcontractors openly complained about not being paid, and I even had to send one home myself because of unacceptable behavior. ? End result: Substandard work that does not reflect the money spent. Save yourself "
