"I got three estimates. They were the middle estimate but they did not try to upsell me as the others did even though they did explain all of my options and answer my questions. They arrived on time, performed the work per their estimate. They warned me about the dust even though they clearly tried to contain it as much as possible. Cleaned up after themselves. The drain system is working. The workers answered all of my questions. I would hire them again if needed. They put the drain in one side of my basement and under a porch."

"For the first time in years my basement is totally dry after a rainstorm!   What a relief!  After hearing horror stories about digging up foundations and incredibly expensive repairs, I finally got it done.  It turned out to be simple and at $500. affordable. The guy came and injected the crack with a (urethane?) foam.  It oozed out and sealed everything up.  The guy was neat and tidy and finished it up really well. If I painted it you'd never know there was a crack.  Thanks Guys!  I am super pleased!"

"I found Dorian Dyer's original paintings to be thought provoking and yet peaceful at the same time. <br /> He creates scenes of a simple and pure love using subjects such as eagles, geese, buffalo, people, the Earth, and the cosmos.  All of Dorian's art expresses a connection with one another and all life.   <br /> With an initial gaze at Dorian's paintings you may see an abstract or New Age piece of art, but when you relax and take a few moments to look deeper, an inner knowing of the masterpiece of all life will come forward.  There is love, beauty, and a gentle reminder of God's presence within each piece of art. <br /> <br />"

"They arrived on time and on the day they said they would be here. First day was the worst, you would not believe the noise and dust emitted from two jackhammers in your basement, although they tried to contain the dust using vacuum cleaners. I had to move my stuff away from the walls at least 5 feet, they covered it with plastic, but still have dust on everything. Everything was hauled out in buckets and disposed of on my property, chunks of concrete make good hill holders. Second day was to route out the channels for the drainage channel and install washed rock and dig hole for sump pump, a short day, too late in day for installing concrete. Third day and last was to install and smooth out wet concrete over the drainage channels and washed rock, plumb the sump tank outside and clean up. Was a OK job but rather expensive, they threw in the pad removal when I baulked at the price. Took over two weeks for the concrete to get completely dry, had lots of water under my floor. I still get water on one end of the house basement floor, but only after heavy rains, I believe this a problem with my roof drainage, which I am in process of fixing. The company behind Basement Systems say NO water leaks in basement period, I would take that with a grain of salt. I am disappointed that the company that installed the system has not made a follow-up call to see how its going. I thought the price was high, but there is a lot of labor involved, so on a 1-10 scale, I would give it an overall 7.5."

"This did not go well. Northland Basement has a three step program to get started on Radon Testing and Mitigation as reflected on their web site. STEP 1: Contact us by calling or e-mailing us. STEP 2: Our Radon Gas Measurement Specialist will install the Continuous Radon Monitor (CRM). This visit will take about five minutes, during which time the specialist makes sure that the CRM is placed in the best location in your house. The specialist will also make sure you're informed of the required conditions for accurate testing. STEP 3: The specialist will return after a minimum of 48 hours have passed. During this second meeting, the specialist will print your radon testing results right there on the spot. This process should take between 10 and 15 minutes. I received a phone call from the company representative on the day he was suppose to come to my home. He asked what I wanted to do and I told him I was expecting them to retest my home for radon and then could decide what action, if any, to take for mitigation. So, what they state on the web site differs from the work that they will actually perform. The person in the office who scheduled my appointment stated that radon mitigation could cost anywhere from $800 to $1500. The Northland Basement Systems representative who was coming to my home said that costs start at $1250. First red flag. Then he told me they don't do testing but he would mail me a test kit if I wanted it retested. Second red flag. He basically wanted to come and tell me how much it would cost for radon mitigation and install a radon mitigation system. All that he was telling me was in direct conflict with what their web site states (see above and attached picture). As you can see their web site states they will set up the Continuous Radon Monitor (CRM) and come back in about 48 hours. They will print out the results on the spot and if the result is above EPA standards they will give a free estimate to install a radon mitigation system. I don't want to invest in a system without confirmation that radon exists. Also, if you look on the internet, several sites indicate that short-term radon tests are not accurate which is why I wanted confirmation of the Continuous Radon Monitor (CRM) test. I'm sure this company would do a good job of installing a radon mitigation system; however, they need to follow their guidelines as stated on their web site or change the web site to agree with the work they will actually perform. Also, both the office representative and the company representative who was scheduled to come to my home didn't seem to know what was on the web site. They really need to correct their web site because I was basing my decision to hire them based on what they said they would do."

FAQs for foundation, basement or crawlspace waterproofing / encapsulation projects in Palmer, MI

The most affordable way to waterproof your basement is with interior methods like waterproof paint, costing between $1 and $8 per square foot, or silicate concrete sealers priced at $4 to $6 per square foot. However, these solutions are only suitable for certain issues. If your basement moisture is due to more serious problems like a cracked foundation, you'll need more extensive (and costly) repairs.

Absolutely! Waterproofing your basement is a smart investment that can increase your home's value. By keeping your basement dry and free of moisture problems, you protect your home's structural integrity and make it more appealing to potential buyers. Plus, taking proactive measures now can prevent costly water damage repairs down the line.

The time required to waterproof a basement depends on the selected method. Some approaches to interior waterproofing, like paint or sealant, can be completed within a day. Installing new drains or weeping tiles will need at least two to three days of labor. Any forms of exterior waterproofing that require you to excavate land will require an additional three days of work to prepare the ground.

Yes, basement waterproofing can significantly increase your home's value. A dry, leak-free basement is a strong selling point for potential buyers, enhancing your property's desirability and market price. Investing in professional waterproofing not only protects your home's structural integrity but also ensures a healthier living environment by preventing mold and mildew growth.

Waterproofing both the interior and exterior of your basement offers the best protection against moisture. Exterior waterproofing stops water from penetrating your foundation, while interior methods manage any moisture that does enter. If you must choose one, exterior waterproofing is generally more effective, as it prevents water from reaching your home's interior in the first place.
